SHDA-CV 2024 Housing Summit: Advancing Affordable, Sustainable Housing Solutions

The Subdivision and Housing Developers Association - Central Visayas (SHDA-CV) recently held its highly anticipated Housing Summit, drawing nearly 200 registered delegates – the highest attendance in the event's history. The summit’s theme is “Building Tomorrow’s Homes for the Emerging Generation.”

According to SHDA Central Visayas President Harold Vince See, this strong turnout reflects the growing "thirst for knowledge and improvement" among member developers.

This year’s theme, "Building Tomorrow: Homes for the Emerging Generation," focused on understanding the evolving preferences of millennial and Gen Z homebuyers.

See emphasized the importance of recognizing the unique psyche and expectations of younger generations becoming the key demographic in the housing market.

The shift in homebuyer preferences has been evident, with online presence and social media engagement now crucial for reaching millennials (aged 30-42) and Gen Z (aged 14-29). See noted the transformation from traditional marketing methods, like newspaper ads, to digital platforms that resonate more with today’s tech-savvy buyers.

The summit featured insightful talks from industry experts, sharing valuable knowledge and trends that will help developers adapt and thrive in this changing landscape.

During the SHDA Central Visayas Housing Summit, Collier Philippines Director for Research Joey Bondoc highlighted Cebu's significant role in the office space market outside Metro Manila and its future impact on the housing sector.

While 80% of deals are in Metro Manila, Cebu captures a large portion of the remaining 20%, particularly in office space transactions from BPOs, flexible workspaces, and co-working spaces. Bondoc emphasized that Cebu consistently outperforms other cities like Pampanga, Iloilo, and Davao in office space deals due to its talent pool and young workforce.

Cebu's growing appeal is driven by its youthful, millennial, and Gen Z workforce who contribute to the economy, Bondoc pointed out. These demographics are poised to become key buyers in the housing market as their disposable incomes rise. This market trend provides a prime opportunity for developers as these demographics seek residential investments, from condominiums to housing projects.

In his special message during the SHDA-CV Housing Summit, Acting Cebu City Mayor Raymond Alvin Garcia cited the importance of public and private sector cooperation in providing housing. The public and private sectors cooperation is vital in building homes and in creating a better, more inclusive future for our generations to come.

Jose Soberano III, chairman, president, and chief executive officer of the Cebu Landmasters Inc., delivered an inspirational message on his journey as a member of SHDA-CV and real estate developer

Soberano emphasized the responsibility of developers to address the pressing housing shortage in the Philippines, particularly the need for 3 million units out of the total 6.8 million required.

He highlights the importance of going beyond compliance with government regulations, such as the Balanced Housing Act, which mandates socialized housing for horizontal and vertical projects.

Soberano cited the private sector-government collaboration to provide housing for economically disadvantaged families, particularly informal settlers and those displaced by infrastructure projects.

He described CLI's socialized housing project in Cebu City, featuring sustainable design, solar power, accessibility, and amenities like a livelihood center and a chapel. The project aims to uplift the lives of its beneficiaries while setting a standard for socialized public housing.

Soberano also stressed the satisfaction gained from contributing to the well-being of underserved communities, with initiatives such as the "Bigas and Buy-In" program supporting residents long-term.

Bryan Yap, chief executive officer of Republiq Group of Companies, focused on Social Media and New Marketing Strategies: How to Capture the GenZ and Millennial Market.

Yap emphasized the importance of proper digital marketing, highlighting its vast potential due to the high internet and social media pe*******on in the Philippines. With 86 million people online and 95% of the population active on platforms like Facebook and TikTok, digital marketing offers a massive audience reach.

Yap defines digital marketing as any form of digital communication that includes text, multimedia, email, or social media and connects brands with potential buyers. He underscores key benefits, such as its ability to reach a wider audience, enable targeted advertising, and be more cost-effective than traditional methods.

The summit also featured other speakers who discussed related concerns for developers. Assistant Regional Director Benigno Christopher Lucero of the Department of Human Settlements and Urban Development, briefed the developers on housing.

“With this year's theme of building tomorrow's homes for the emerging generation, we urgently hope that your organization should spearhead the emerging trends in the industry as it gears to fulfill the generation Z or the Zoomers, as well as the millennial's peculiar needs in living spaces that support their work-life balance such as a more flexible living space that provides amenities for remote work,” Lucero said.

Arch. Neil Anthony Menjares of the National Economic Development Authority, Region 7 Planning Chief Engr. Nonato Paylado of the Department of Public Works and Highways, and Mactan Cebu International Authority Deputy Chief of Operations Aldwin Uy tackled infrastructure updates.

Aboitiz Power Vice President for Project Development Rhea Navarro and Visayan Electric Company President and Chief Operating Officer Engr. Raul Lucero discussed power updates.

PLDT Enterprise Head for Visayas Kent de la Calzada and DITO Regional Head for SME Vismin John Thomas Anthony Nanquil focused on telecommunication updates.

Architects Buck Richnold Sia of Zubu Design Associates, Ryan Ricardo of Ricardo Design and Architecture, and Jason Chua of Visionary Studio Architects discussed New Trends: Small Space Living and Value in Good Design.

HDMF Department Manager for Business Development Department Engr. Paulino Talacay and BPI Senior Manager for Housing Loan Faye Ostrea also discussed home and housing financing.

Meanwhile, Ernest Abanto, Uwi head of sales, explained that it is a financial technology company providing bridge financing to qualified small and medium-sized real estate developers. Abanto was among the panelists who discussed financing options available to developers.

UWI supplies the liquidity developers need to complete their housing projects or expand operations, Abanto said. The company offers financing with attractive rates without requiring collateral, focuses on supporting developers with working capital, and helps them redeem mortgages on pledged titles. This approach provides a flexible alternative to traditional bank financing to foster growth in underserved regional markets.

Uratex Philippines recently held the Housekeeping Bed Making Competition regional level in Cebu to support the hospitality industry.

The Uratex for Business Housekeeping Bed Making Competition aims to provide a venue for housekeeping professionals and students to enhance their skills, learn new techniques, and adopt best practices. The regional competition held in Cebu is in partnership with the Executive Housekeepers Association of the Philippines (EHAP), Hotel Resorts and Restaurant Association of Cebu (HRRACI), Cebu City Government, and the Cebu City Tourism Office.

“At Uratex, we are always committed to supporting the hospitality industry by not only providing high-quality mattresses and sleep solutions but also by fostering growth and skill development within the industry,” said Marvey Alcantara, Uratex Business Unit Head for VisMin.

In the hospitality industry, bed-making is more than just a routine task—it is a critical element that shapes the guest experience. A perfectly made bed speaks volumes about a hotel’s commitment to cleanliness, comfort, and guest care.

The Uratex Bed-Making Competition recognizes these skills and aims to raise the standard for housekeeping services across the industry. Participants were encouraged to learn new techniques, adopt best practices, and push the boundaries of creativity in their presentations.

The idea for organizing a bed-making competition stemmed from the company’s desire to celebrate and elevate the essential role of housekeeping professionals, who are often the unsung heroes in maintaining accommodation’s comfort and cleanliness for guests, Alcantara said.

The bed-making competition was born out of Uratex's desire to highlight the essential role of housekeeping professionals in maintaining the comfort and cleanliness of guest accommodations. “This is the Uratex way to boost morale and provide a well-deserved appreciation for their craft,” he added.”

Housekeepers are vital in creating a positive guest experience, and the competition aims to boost their morale, enhance their skills, and give them the recognition they deserve.

The HRRACI committee initiated the selection of participants. There are two categories for this competition: Academe and Professional. Under the Academe Category, participants are students from different schools currently enrolled in Housekeeping Programs. In the Professional Category, participants are individuals currently employed in relevant fields, such as hotels, resorts, or other hospitality institutions, working as housekeepers, room attendants, or in similar positions.

To ensure fairness and consistency, Uratex assembled a panel of esteemed judges from the Executive Housekeeping Association of the Philippines, the Regional Lead Assessor for Housekeeping, and a representative from Uratex Luzon. The diverse expertise of the judges ensured that every aspect of bed-making, from technique to overall presentation, was evaluated objectively.

Participants were tasked with incorporating the theme “Tropical Cebu” into their bed-making setups, adding a layer of creativity and challenge. This theme allowed them to blend technical precision with artistic flair, showcasing the natural beauty and culture of Cebu while adhering to high standards of bed-making.

The competition also highlighted Uratex’s commitment to quality. Participants used premium Uratex mattresses, designed for comfort, support, and durability—crucial elements in the bed-making process. By using top-tier bedding products, participants were able to elevate their presentations and achieve the high level of craftsmanship that Uratex is known for.

The company believes this competition can set a new benchmark for service quality in the hospitality industry. The Uratex competition aims to enhance room presentation standards and improve guest satisfaction.

Cebu City is gearing up to transform the South Road Properties (SRP) into its premier investment hub,

Cebu City Councilor Rey Gealon, chair of the South Road Properties (SRP) governing board, emphasized the bold vision set by Acting Mayor Raymond Alvin Garcia: to realize SRP’s full potential as Cebu’s leading investment hub.

Gealon highlighted the ambitious vision to unlock SRP’s full potential through a collaborative approach. Beyond infrastructure development, Gealon stressed the importance of partnerships between small and medium enterprises (SMEs) and large corporations to drive economic growth and establish SRP as a thriving center of commerce and industry.

SRP, a 300-hectare reclaimed area along Cebu’s southern coast, is envisioned to be a thriving center of commerce and industry. According to Gealon, the key to making SRP successful lies in creating a balanced distribution of businesses. This can only be achieved through collaboration, coordination, and cooperation among various stakeholders, including long-time business players in the region.

“All of SRP’s members have been in business for a long time, and their collaboration is the ingredient for success,” Gealon said. The idea is to market SRP as the next big investment hub for Cebu City, an area where the city's future unfolds.

Inclusive Growth and SME Participation

One of the major goals of the SRP initiative is inclusivity, particularly in ensuring that SMEs can engage and thrive alongside larger companies

“SRP is not just for big businesses; we need suppliers and we need employment,” Gealon explained. By creating a space where businesses of all sizes can coexist, SRP aims to drive economic progress from SMEs to large corporations, offering opportunities for everyone in between.

Mayor Garcia's directive is clear: to address the concerns of locators and businesses that have invested in SRP, ensuring they can nurture and expand their operations.

“The mayor understands that the growth and development of businesses and the people employed there is the highest calling of leadership,” Gealon noted. Success at SRP translates to success for Cebu as a whole.

Simplified Bureaucracy and a Business-Friendly Environment

Gealon also revealed that the SRP governing board, through a recently passed ordinance, is actively working to streamline the operations within SRP.

One major development is the vision to make SRP a “special administrative zone,” which would free it from the traditional bureaucratic processes of City Hall. “Permits and licenses—building permits, business permits, renovation permits—would be issued by the SRP Governing Board, creating a one-stop-shop system,” he shared. This effort aims to create a business-friendly environment that encourages growth and investment.

SRP, as envisioned, would be a "city within a city," where businesses can operate efficiently without the usual administrative hurdles. The ease of securing permits and licenses would make SRP more accessible and attractive to investors, enhancing its competitiveness as an economic zone.

Addressing Infrastructure and Discipline

Councilor Gealon acknowledged several ongoing concerns within SRP, including issues related to street lighting, flooding, drainage, garbage collection, and traffic management.

In response, the SRP governing board has passed a resolution to address traffic concerns by declaring SRP a “discipline zone.” This entails deploying at least 10 traffic enforcers equipped with speed guns along the coastal road to regulate traffic and ensure road safety.

By focusing on infrastructure improvements and enforcing discipline, the SRP aims to create an orderly environment conducive to business operations and a pleasant experience for employees, customers, and residents alike.

CCCI Supports the SRP Governing Board

Jay Yuvallos, president of the Cebu Chamber of Commerce and Industry (CCCI), affirmed the chamber’s commitment to actively support the South Road Properties (SRP) Governing Board, led by Gealon, in promoting business investments.

Yuvallos emphasized the importance of collaboration in realizing SRP’s full potential, aligning with the vision set by Cebu’s leaders.

The CCCI plans to contribute to SRP’s development through strategic input in planning and by working closely with the SRP board. Additionally, the chamber is partnering with the city on the establishment of Cebu Investment Development Concierge Center (CIDCC) and a special fund to create marketing materials to boost SRP’s promotion.

Yuvallos believes that, with the right leadership, SRP will reach its full potential as Cebu's premier investment hub.

Councilor Gealon highlights the ambitious plans Cebu City has for SRP. With a focus on collaboration, inclusivity, and streamlined processes, SRP is set to become the flagship investment hub for Cebu. SHDA-CV is setting its sights on the future with this year’s forum theme: “Building Tomorrow’s Homes for the Emerging Generation.” The Summit will be on September 17, 2024 at Nustar Resort and Casino Ballroom.

SHDA-CV President Harold Vince See emphasized the importance of anticipating and adapting to the changing needs, and preferences of future homebuyers, particularly as the housing industry faces new trends and technological advancements.

CCCI launches Invest Cebu branding to boost investment, tourism

The Cebu Chamber of Commerce and Industry (CCCI) launched the “Invest Cebu. Prosper in Paradise” brand during the General Membership Meeting held at Bai Hotel in Mandaue City on Tuesday, August 27, 2024.

Attended by over 200 representatives from various member companies, business leaders, partners from consular corps, line agencies, NGOs and the media, the Invest Cebu brand launch marked a significant step toward the positioning of Cebu as a premier destination in the Asia Pacific for both local and international investors.

“Invest Cebu. Prosper in Paradise” aims to capitalize on Cebu's unique strengths, including its strategic location, robust infrastructure, skilled workforce, and vibrant culture, to attract investors and boost economic activity in the region, said CCCI President Jay Yuvallos.

“The vision of the Chamber is to be the engine of Cebu's business growth towards global competitiveness,” Yuvallos said. The goal, he said, is to develop world-class enterprises, a world-class businesses and world-class people.

“That is our vision. We would like to see our enterprises become globally competitive and world-class,” Yuvallos said.

Through the branding initiative, CCCI seeks to showcase Cebu as an ideal location for investments in various sectors, from technology and manufacturing to tourism and in conjunction with the launch of “Invest Cebu,” the event also introduced a suite of new tools designed to strengthen the chamber’s engagement with its members and the broader business community.

The CCCI unveiled a new membership card that provides exclusive benefits, a mobile app to facilitate access to chamber services and updates, and the “Chamber Time is Cebu on Time” initiative to improve communication and coordination among members.

These initiatives reflect the CCCI’s commitment to innovation and growth, reinforcing its role as a catalyst for economic development in Cebu.

Cebu Landmasters Inc. Chairman and Chief Executive Officer Jose Soberano III, the guest speaker during the event, discussed the company’s environmental, social, and governance strategy.

Engr. Albert Uy, Philippine Chamber of Commerce and Industry regional governor for Central Visayas, inducted new members as new additions to the CCCI Family while PCCI area Vice President Ms. Melanie Ng inducted the board of trustees of the CCCI-Bogo City Chapter. On the other hand, the chamber also recognized members who have been members in the last five (5) and ten (10) years.

With its recent trade and business mission attending the Hong Kong Food Expo Pro 2024 held at the Hong Kong Convention and Exhibition Centre in Wanchai, Hong Kong on August 14 to 17, Business Development Vice President Bernard Vonn Sia, Assistant Vice President and Head of Delegation AVP Bernard Chioson explained that the Hong Kong Trade and Development Council (HKTDC) came and invited the Chamber. “We brought 44 members with us, representing 34 companies. We met new suppliers, new people and our HKGCC counterparts and most importantly learn new insights, perspectives as well as technological advances”, he said.

The delegation also urged HK entrepreneurs to invest in Cebu City, Chioson said. “Hopefully, within this year, we can set something up, like a memorandum of agreement.”

This visit marks another step forward in fostering stronger business and trade relations between Cebu and Hong Kong.

The expo featured food and beverage products, food packaging, labeling and logistic services, food processing products, machinery and related services, food science and technology, and Halal food and beverage products.
