❌ Bad Debt
Yung utang na pinambili mo lang ng luho:
bagong phone, kotse pang-flex, travel na wala namang balik.
Walang cashflow, puro labas pera = liability.

✅ Good Debt
Yung utang na nilagay mo sa asset na
nag-generate ng income every month.
Siya yung utang na nagbabayad sa sarili niya.

And share ko na lang din guys, i just remember. Before ako nag-start sa Airbnb business, wala rin akong malaking capital.

So ginawa ko,nag-cash advance ako sa credit card ng 150k. 😅

Ginamit ko yun to:
• rent a property
• pay advance & deposit
• furnish the unit for Airbnb

Since kikita yung property,
that loan became GOOD DEBT for me.

Downpayment: 20% DP halos mauubos na yung ₱1M mo.

Pag pina-rent mo:

• Long term: 15k–20k/month
• Airbnb: 20k–25k/month

Tapos monthly amortization 20-25k

After taxes, dues, maintenance, cleaning, furnishing, amortization…

👉 Ang liit ng margin.
👉 Minsan ikaw pa mag-aabono pag wala kang long-term tenant.
👉 Cashflow? Halos wala.

Capital mo na-stock sa pader. Walang umiikot.

Kapag Mag-Rent ka ng House & Lot na may Pool (Airbnb Arbitrage)

Total initial capital: ₱500,000

Kasama na diyan:
✔ advance + deposit
✔ furnishing
✔ appliances
✔ set-up
✔ photos + marketing

Monthly possible income: ₱250k–700k
Cashflow after expenses:

👉 ₱100k–₱400k net

Sabihin na natin conservative: ₱100k net per month

₱100,000 x 12 months = ₱1.2M

Let me share you about airbnb rental arbitrage the reason kung bakit ako naka bili ng sarili kung property.

Honestly, I’m doing this business model para ma-achieve ko yung biggest goal ko in life to own multiple properties that can generate 500k–1M monthly.

Rental arbitrage ang pinaka stepping stone ko.

Alam mo ba na you can earn 100k–200k monthly sa Airbnb kahit wala kang sariling property? 😳

Ito yung ginawa ko for more than 4 years nag-rent lang ako long-term tapos pina-Airbnb ko.

Tapos, ginawan lang ng maayos na system, solid strategy, at konting sipag.

Isa sa mga problema ng mga nagsisimula sa Airbnb business

“Paano maghanap ng caretaker?” 🤔

Pero to be honest,ito pa nga yung pinaka easiest part ng buong process. 😅

Me, personally never pa ako nahirapan maghanap ng caretaker usually si owner mismo ng property may nire-recommend na trusted nila.

Pero kung wala,I just ask the local community or minsan pumupunta ako ng brgy para mas trusty yung marerecommed mismo. 😊

Kaya kung gusto mo mag start ng gantong business simulan muna agad!
