You finally did it. Tapos na ang mortgage. Time to celebrate, right?
But here's what many homeowners don't realize: your property title still carries an encumbrance โ a mortgage annotation on your TCT or CCT โ until you formally process its removal. And that annotation can block you from selling, transferring, or refinancing your home.
Here's what you need to do next.

Request these from your bank right away:
โ Certificate of Full Payment
โ Original Owner's Duplicate Copy of your TCT or CCT (your title)
โ Deed of Release / Cancellation of Real Estate Mortgage (notarized)
โ Statement of Account showing zero balance
If the bank doesn't release timely? Under the Civil Code, once the loan is fully paid, the obligation is extinguished โ and the bank has a legal duty to cooperate in releasing the encumbrance. You can follow up in writing and, if needed, file a complaint with the BSP. This can take up to a month, and much longer if you don't keep following up.

Bring your documents to the Registry of Deeds (RD) where the property's mortgage was registered. They will cancel the mortgage annotation on your title.
