Here’s the January pattern I see every year:

1️⃣ Serious buyers move first.
While everyone else waits for spring, motivated buyers tour now—and quietly secure the best options before competition spikes.

2️⃣ Sellers are more open to negotiation.
January sellers usually have real timelines, not guesswork. That creates flexibility you won’t see in March or April.

3️⃣ Low competition = high leverage.
Fewer buyers in the market means fewer offers, which gives early movers the advantage on price, terms, and timing.
