Even without new data (thanks to the government shutdown), the bond market made some significant moves. Jerome Powell hinted that QT could be ending soon — and the 10-year Treasury yield has just fallen below 4%.

That’s great news: if trends hold, 30-year mortgage rates could drop below 6%, improving affordability for buyers and refinance opportunities for homeowners!!!

On the local side, the market is shifting. There’s more inventory available than last year, with prices easing slightly and flattening, making it a great time for buyers to negotiate and be picky. Sellers are seeing homes take longer to sell, but realistic pricing is still rewarded with strong equity for those who purchased before 2020. There is a lot of unrealized equity awaiting renovations to maximize ROI.
