Austin Real Estate Market Update | May 2026 📈🏡

Buyer activity is picking up across the Austin Metro! Pending home sales jumped +17% year-over-year — the strongest demand signal we’ve seen in over a year — while total home sales increased +7.4%.

What does this mean?

✔️ Buyers are re-entering the market
✔️ Inventory remains healthy at 5.3 months
✔️ Sellers are negotiating more than they were during the boom years
✔️ Prices have stabilized after a softer winter selling season

For buyers, this may be the sweet spot: more choices, motivated sellers, and less competition than we’ll likely see later this summer. Buyers still have leverage, but the window is beginning to narrow as the spring market heats up. If you’ve been waiting for a sign to make a move, the surge in pending contracts may be it.

For sellers, the market is improving, but strategy matters. Homes that are priced correctly and presented well are selling. Overpriced homes are still sitting.

Austin’s spring market is shaping up to be the strongest we’ve seen since 2022, especially as mortgage rates stabilize and consumer confidence improves.
