Retire your open house sign-in sheet. Nobody has ever left their real number on a clipboard.
Do this instead:
A QR code on a card that hands them the cost sheet for this house — not a generic buyer guide, the actual numbers on the home they're standing in.
Coffee from the shop three doors down. Tag them and they'll share it, and now you've marketed to their followers too.
A one-page "what this payment actually looks like" at three different rates. Most people walking through have no idea and are too embarrassed to ask.
Print the neighborhood comps and leave them on the counter. People take them. They feel like something they weren't supposed to get.
Ask one question at the door: "What made you stop today?" Their answer is your entire follow-up, handed to you for free.
Invite the neighbors an hour early. They're the ones who know a buyer, and they're nosy about the house anyway.
Then follow up within the hour. Not that night, not Monday — within the hour, while they're still in the car talking about it.
