Home values remained steady, with Portland Metro continuing to see year-over-year price growth while SW Washington experienced a slight adjustment from last year's record-high prices. Inventory remains healthy at just over three months in both markets, giving buyers more options without slowing demand. Homes are still selling in under two months on average, showing that well-priced properties continue to move.

🏷️ What this means for buyers:
The July market continues to offer more opportunities than we've seen in recent years. With 3.3 months of inventory in Portland Metro and 3.9 months in SW Washington, buyers have greater selection and a bit more negotiating room. Even so, desirable homes are still selling quickly, so having financing in place and working with a knowledgeable local agent can make all the difference.

The market remains favorable for sellers who price strategically and present their homes well. Portland Metro's average sale price increased to $632,500, while SW Washington held strong at $636,100, demonstrating continued buyer confidence despite a more balanced market.
