You can learn a lesson or two about life and Americana by eating in diners.

The food is often plentiful, the prices are right, and you’re apt to learn something and meet someone interesting every time.

I’m not sure what it is, but give me a noisy diner, a Saturday morning and I’m definitely headed for a great day.

Why?

It seems like people are friendlier.

The formality isn’t as rigid as at other places.

And food seems to be a great communicator … with everyone.

Roadside ones along I-95 from Delaware thru Jersey into Maryland are my preference.

Some call them truckstops, but the ones I’ve been to should have welcome mats in the shape of neon signs they’re so memorable.

No offense to the chains, but give me that bottomless cup of coffee, the waitress named Rita, and the owner or manager that visits each table and I’ll find a reason to visit 2 to 3 times a week.

One of the traits I admire in people is those that have a commitment to their core beliefs.

Take real estate for instance.

When a house isn’t selling, the first idea is to lower the price.

But is that always the best choice?

What about other options?

How about changing the carousel of how the pictures rotate?

Do this well enough and some people might think you have a different house!

Here’s another twist to that idea.

Rewrite the paragraph describing the house.

Same house, different review.

Here’s a fun idea if you have a creative thought pattern: If your home was trying to win a popularity contest, and you had to write a campaign speech, what would that speech say about your house?

What word pictures of your home would persuade the voters to cast their vote for your home?

Have you noticed when a baseball player comes off the field many will skip over the white foul line?

In other words they’ll not step on it.

Especially if it’s been a good inning.

Superstition or myth?

Or when taking a certain route to work seems to make for a better day?

Why do some of us program our lives to behave this way?

Lucky ties, lucky hats, favorite outfit.

Seems a little silly, doesn’t it?

Makes me wonder, who is in charge of my life when I do these things.

The myth or me?

Some people might wonder why am I even bothering talking about this.

And we’ve talked about the St. Joseph statue in the past … another myth.

I’m curious to know after talking about it.

What’s your biggest superstition?

I’m sold on ChatGPT.

Not for writing, but for something simple.

I had a yes-or-no question about my internet bill.

I couldn’t reach a real person.

I was stuck in phone menu purgatory.

So, I asked ChatGPT.

It gave me a number I hadn’t seen before.

I called it.

A man named Carlos picked up.
First ring.
No menus.
No “Press 1 for this.”

Just Carlos.
A real person.

I was shocked.

It saved me time.

Maybe even kept me from switching to another company.

Is ChatGPT magic?
No.
But that day, it felt close.

I’d spent 30 minutes dialing bad numbers.

Then—bam—Carlos.

My bill hadn’t changed.
I still owed money.

But one question stood between me and paying it.

Thanks to ChatGPT, I got my answer.

At least until next month.

As a homeowner, does it ever feel like maintenance is a second job?

Mowing, trimming, painting, fixing things… the list never ends.
Sure, some of it can be therapeutic—but suddenly, the weekend’s gone.

Weren’t weekends meant for rest, recharging, maybe even a little family time?

Here’s a thought: what if you could delegate some of it? Hire a hand, and cut that chore time in half.

Work-life balance matters—especially if you’re the type who starts a project and can’t stop.

Sometimes, the best investment you can make… is buying back your time.

Selling a house is just that.

Selling. Introducing. Tempting. And a little persuading.

Some people might find those words scary, offensive, or uncomfortable.

But if your pictures are terrible.

Or there is not video.

Or the living room isn’t staged, you’re setting yourself up for disappointment … and extended days on market.

Let’s talk about the listing description.

The very important listing description.

For many its the make or break point of buyers scheduling a showing.

Between the photos, the video, and the wording of the home’s description you can round the bases, or you can strike out.

Any way you approach it, selling a home is just that.

Selling. So get creative and go all in!

WHERE did you watch July 4th fireworks from?

06/20/2025

How many visits to the ocean do you make in the summer?

06/19/2025

You know who grabs my attention instantly?

Confident people.

I'm drawn to a direct approach—skip the fluff, get to the point.

So I signed up for a webinar… didn’t think much of it.
Then this woman, Forbes Riley, started speaking.

She’s a pitch pro—literally sells on home shopping channels.
Two minutes in, and I was hooked.

She had this bold energy.
Not flirty.
Just magnetic.

Edgy, sure—but more than that she was INTERESTING.
I caught myself leaning in, waiting to hear what she’d say next.

And guess what?
I stayed for the whole half hour.

She didn’t just talk—she connected.
No, I didn’t buy what she was selling
But if I see her name again?

I just might.
