Depending on the loan program, funds could come from a secured loan, your 401(k), or an approved down-payment-assistance program. However, the new monthly payment may count toward your debt-to-income ratio.

You generally cannot use an unsecured personal loan or credit-card advance for the down payment. Always check with your lender before borrowing the funds.

Generally, the lender will look for:
A history of receiving the bonus.
Two years is preferred, but conventional financing may allow as little as 12 months with strong supporting factors.

Evidence it is likely to continue.
Current paystubs, W-2s and/or a verification of employment showing the bonus history.

A stable or increasing trend.

If bonuses are declining, the lender may use a lower amount or exclude them.

The qualifying amount is normally averaged, rather than simply using the most recent or largest bonu

This client still found a way to buy an $800,000 home.

He had $1.15 million in eligible assets, so instead of qualifying with employment income, we used an asset-based mortgage.

Sometimes the question isn’t, “How much do you earn?”

It’s, “How much do you have in assets?”
