✅ Loan Amount: Looking to borrow less than $472,030 (FHA) or $726,200 (Conventional or VA)? Great! We've got options tailored to your needs.

✅ Full-Time Employment: If you work a minimum of 35 hours per week for a company with a physical location in Florida, you're in the right place! We want to help hardworking individuals like you achieve their homeownership goals.

But here's the catch: not all lenders are approved to offer Florida Housing programs. 😮 We've had qualified buyers in the past who were told they didn't qualify, only to discover that the information came from a non-approved lender! Don't let that happen to you.

Looking forward to celebrating with you at TONIGHT’s Holiday Street Parade! In order to prepare 70+ floats, marching bands & dance groups, 🚧 FEDERAL HWY will be CLOSED from CAMINO to GLADES RD from approx 5pm-11pm TODAY. Traffic will be directed to Dixie Hwy or surrounding streets.

If you will be joining us as a spectator, PLAN AHEAD - walk, bike, car pool, ride share services OR use FREE parking at:
• City Hall (201 W. Palmetto Park Rd)
• Building Administration (200 NW 2nd Ave)
• Downtown Boca Library (400 NW 2nd Ave and the new parking lot south of the library)
NOTE: Expect some congestion on Palmetto Park Rd and the El Rio Canal (near St. Paul’s Lutheran Church) due to the County’s bridge construction project.

Exciting news - work on the Lake Wyman/James A. Rutherford Park restoration and improvements has begun! 🚣🚶‍♀️ As part of the City’s Waterfront Master Plan, this $9.6 million dollar restoration and improvement project to the parks will include:
🔹Boardwalk restoration and installation of new boardwalk
🔹Pavilion restorations and a new observation pier
🔹ADA & traditional kayak launches
🔹Restored canoe & kayak trails
🔹Mangrove restoration & invasive species removal
🔹Shoreline stabilization to smooth out current shoreline and add in larger rocks
🔹New walking trails
Initial construction this week and will continue through the Spring 2024.

The parks and playgrounds will remain open during the renovation with some areas fenced off for the work, equipment, and materials storage.

Not easy getting pre-approved for a house!!!! 😔

Working on credit, points going up as high 45 points and what you see on your own through experian or transunion or any other credit reporting agency is not what the mortgage brokers see - they are totally different. So how does one really know what are the true numbers!!????!!!!
