Julia Cantarovici - 8z Real Estate Partner | Broker | REALTOR® | ADTV TV Host For nearly four decades, waking up in Colorado has felt like a dream. Both of my sons are CU Boulder graduates.

I moved here in the late '80s to attend the University of Denver (DU), where I earned a Political Science degree and a French minor from Université d'Angers in France. My youngest runs a successful blacksmith business and was the youngest winner of Forged in Fire (History Channel). He has been featured in magazines and documentaries, and spends much time skiing in the Rocky Mountain backcountry. M

y oldest, a digital marketer at Google, is an avid traveler—base jumping in Thailand, skiing in Japan, trekking in Iceland, and even crewing a catamaran from the Bahamas to NY. He recently ran the 2024 NYC Marathon in 2:56, shaving 30+ minutes off his 2023 time—an unheard-of improvement. Colorado's outdoor lifestyle is unmatched, and I embrace it fully. I ski North America's best moguls at Mary Jane, hike 14ers, mountain bike, snowshoe, rock climb, and fly-fish in Colorado's trout-filled rivers (though I mostly end up playing with my dog and scaring the fish away!). A longtime Avalanche fan, and I've held season tickets for years. I'm also deeply involved in Flatirons Community Ch. Initially from Cypress, CA, I sought nature, adventure, and world-class skiing. I applied only to Colorado universities—without ever visiting! The moment I arrived, I knew I was home. I originally planned to attend law school and specialize in international law, but with student loans to pay off, I pivoted to real estate—a blessing in disguise. A friend introduced me to resort development sales, where I thrived in launch sales before transitioning to traditional real estate. I spent years working in Telluride, Keystone, and Grand County, later joining 8z Real Estate (all Colorado zip codes begin with an "8") and landed in Boulder. Now, with decades of experience, I specialize in representing luxury buyers, first-time buyers, investors, downsizers, second-home seekers, move-ups, and developers. I've handled transactions ranging from $90,000 to multi-millions and provide the same dedication to every client. My focus areas include:

Boulder County: Boulder, Lafayette, Louisville, Broomfield, Erie, Westminster, Longmont, Niwot, and parts of Denver
Grand County: Winter Park, Fraser, Tabernash, Granby, and Grand Lake
I also consider myself a school expert, having navigated public, private, and charter schools with my sons firsthand. Many families rely on me to help them find the right home in the right school district. Nearly two years ago, I accepted an offer to host a nationally syndicated TV show—The American Dream – Selling Boulder and Beyond. The Emmy-nominated, Telly-winning series airs on HGTV, The Travel Channel, and streaming platforms like Netflix and Amazon Prime. My episodes highlight Boulder and Grand Counties, featuring iconic spots like Chautauqua Park, Pearl Street, Old Town Louisville, and Winter Park Ski Resort. With over 30 M+ social media viewers and thousands more via TV, no other agent in Colorado provides more exposure for listings than I do. I bring passion, expertise, and top-tier service to every transaction. As a top 1% producer nationwide, my approach is built on honesty, availability, and hard work. I treat every client like family, ensuring the best results with cutting-edge marketing, strong negotiation skills, and a deep love for real estate. Let's talk if you're looking to buy, sell, explore communities, or connect! You landed on my page for a reason. I look forward to meeting you.

Contrary to disbelief, selling a home is oftentimes more of an emotional decision than 100% financial 💭

Here are a few signs you might not be ready (yet):

😟 You feel unsure every time you declutter
🏡 You’re holding onto the home for sentimental reasons
🚪 You’re dreading the idea of showings or letting strangers in

And signs you are ready:

✨ You’re excited about your next chapter
🧠 You can talk about the sale in practical terms
📦 You’ve started seeing it as a listing—not just your home

I help clients navigate both sides: the emotional and the logistical.

When you're ready, we’ll go at your pace.

Buyers make fast decisions. What they sense (literally) in the first 60 seconds can make or break a showing.

Before you make an offer, ask better questions – not just about the home, but about the context.

Here’s what savvy buyers ask their agent:

🔎 How long has the home been on the market?

💬 Have there been other offers, or price changes?

📊 What’s the seller’s timeline or motivation?

📍 Are there upcoming developments or zoning changes nearby?

💸 What terms (beyond price) might make our offer stronger?

A great agent won’t simply unlock the house and be done with their work. Instead, they’ll unlock the strategy – one that's custom to you and your property.

If you’re preparing to offer, I'd love to help put your best foot forward. Send me a DM to get started 📩

Falling in love with a home you can’t quite afford? You’re not alone (it happens to all of us at some point or another).

Instead of stretching too far, consider:

💬 Asking your agent if the seller may negotiate

🧮 Seeing if a rate buydown could improve your monthly budget

🔍 Expanding your search radius or rethinking must-haves

And remember:

Today’s dream home might be tomorrow’s equity builder 🏡

Stay focused on long-term value, not just short-term emotion.

Open concept? Still popular.

But buyers in 2025 want more than one big room... they want flexibility.

What’s trending right now:

🔹 Pocket offices or “cloffice” spaces for remote work
🔹 Dual-purpose guest rooms (think Murphy beds + workspace)
🔹 Finished basements with gym/playroom zoning
🔹 Built-in storage that supports clean lines and easy transitions

It’s no longer just about square footage, but more so about adaptability.

Buyers are asking: “Can this home grow with me?”

Have a space that could be reimagined? Shoot me a message and I'd love to share some concept ideas.

Real estate isn’t just local – it’s hyperlocal. And buyers are watching ZIP code trends more closely than ever.

This includes:

📍 School districts
📍 Walkability scores
📍 New construction vs. existing homes
📍 Local taxes and insurance rates
📍 Commute times in a hybrid world

What’s hot in one neighborhood might be sitting just a few streets over.

If you’re planning to list or buy, it’s critical to look at:

– Average days on market
– List-to-sale price ratios
– Active listings vs. under contract

Want the latest stats for your ZIP? I’ll send you a custom breakdown.

92% of buyers say the outside of a home influences how they feel about the inside.

And yet, curb appeal is one of the most overlooked elements when prepping a home to sell.

It’s not just about the lawn. Buyers notice:

– The condition of your paint and trim
– The symmetry and color of landscaping
– Your lighting fixtures and house numbers
– Even your mailbox

If a home looks neglected from the outside, buyers assume the same is true inside.

Curb appeal creates trust. It frames the entire experience.

Not sure what buyers will notice first? I’ll walk you through it.

You’ve seen it: Homes are sitting longer in some areas.

But does that mean prices are dropping? Well, not always.

📊 Rising days-on-market (DOM) often reflect:
⏳ More cautious buyers in a high-rate environment
📆 Seasonality shifts (especially post-summer)
💸 Overpriced listings testing the waters
📉 A return to more normalized market pace

In fact, a balanced market typically sees 30–45 DOM. That’s not a red flag, but it’s actually breathing room.

The key is knowing what’s normal in your ZIP code right now.

Need help interpreting what DOM trends mean for your home? I’ll run the data with you.

Holiday weekends can be surprisingly active for showings – especially for serious buyers with time to tour.

Make your home stand out with these quick updates:

🧼 Deep clean all surfaces, especially kitchens and baths
🕯️ Add subtle scent cues like fresh linen or citrus
☀️ Open the blinds and let in as much light as possible

And don’t forget the outside:

🌿 Trim the yard and mow your lawn
🚪 Clean your front door
🪑 Set up a welcoming outdoor space for guests to imagine entertaining

Buyers aren’t just browsing – they’re planning their next chapter.

Timing matters – but the right time isn’t the same for everyone.

📊 Right now, inventory is still tight in many markets, and motivated buyers are active.

🍂 In fall, competition may ease up for buyers, but serious sellers tend to stand out more.

Consider these questions before making a decision:

1/ Are you move-ready, or still prepping?
2/ Do you need to sell before buying?
3/ How quickly do you want to close?

The ideal window depends on your personal timeline and your local market dynamics.

Want to weigh the pros and cons together? I’ll help you decide what works best.

Homeowners' insurance premiums are up – sometimes significantly – and buyers are starting to take notice.

In some states, average premiums have jumped over 20% in the past 12 months. That can impact:

📉 Loan approvals
💰 Total monthly payment
📍 Neighborhood preferences (especially in areas with flood/fire risk)

More buyers are asking for insurance quotes before making offers. Smart move.

As a seller, it’s helpful to have updated info ready –
especially if your home has upgrades that lower risk.

Want to talk strategy for today’s buyer mindset? I’ve got insights you need.
