Julia Cantarovici - 8z Real Estate

Julia Cantarovici - 8z Real Estate Partner | Broker | REALTOR® | ADTV TV Host For nearly four decades, waking up in Colorado has felt like a dream. Both of my sons are CU Boulder graduates.

I moved here in the late '80s to attend the University of Denver (DU), where I earned a Political Science degree and a French minor from Université d'Angers in France. My youngest runs a successful blacksmith business and was the youngest winner of Forged in Fire (History Channel). He has been featured in magazines and documentaries, and spends much time skiing in the Rocky Mountain backcountry. M

y oldest, a digital marketer at Google, is an avid traveler—base jumping in Thailand, skiing in Japan, trekking in Iceland, and even crewing a catamaran from the Bahamas to NY. He recently ran the 2024 NYC Marathon in 2:56, shaving 30+ minutes off his 2023 time—an unheard-of improvement. Colorado's outdoor lifestyle is unmatched, and I embrace it fully. I ski North America's best moguls at Mary Jane, hike 14ers, mountain bike, snowshoe, rock climb, and fly-fish in Colorado's trout-filled rivers (though I mostly end up playing with my dog and scaring the fish away!). A longtime Avalanche fan, and I've held season tickets for years. I'm also deeply involved in Flatirons Community Ch. Initially from Cypress, CA, I sought nature, adventure, and world-class skiing. I applied only to Colorado universities—without ever visiting! The moment I arrived, I knew I was home. I originally planned to attend law school and specialize in international law, but with student loans to pay off, I pivoted to real estate—a blessing in disguise. A friend introduced me to resort development sales, where I thrived in launch sales before transitioning to traditional real estate. I spent years working in Telluride, Keystone, and Grand County, later joining 8z Real Estate (all Colorado zip codes begin with an "8") and landed in Boulder. Now, with decades of experience, I specialize in representing luxury buyers, first-time buyers, investors, downsizers, second-home seekers, move-ups, and developers. I've handled transactions ranging from $90,000 to multi-millions and provide the same dedication to every client. My focus areas include:

Boulder County: Boulder, Lafayette, Louisville, Broomfield, Erie, Westminster, Longmont, Niwot, and parts of Denver
Grand County: Winter Park, Fraser, Tabernash, Granby, and Grand Lake
I also consider myself a school expert, having navigated public, private, and charter schools with my sons firsthand. Many families rely on me to help them find the right home in the right school district. Nearly two years ago, I accepted an offer to host a nationally syndicated TV show—The American Dream – Selling Boulder and Beyond. The Emmy-nominated, Telly-winning series airs on HGTV, The Travel Channel, and streaming platforms like Netflix and Amazon Prime. My episodes highlight Boulder and Grand Counties, featuring iconic spots like Chautauqua Park, Pearl Street, Old Town Louisville, and Winter Park Ski Resort. With over 30 M+ social media viewers and thousands more via TV, no other agent in Colorado provides more exposure for listings than I do. I bring passion, expertise, and top-tier service to every transaction. As a top 1% producer nationwide, my approach is built on honesty, availability, and hard work. I treat every client like family, ensuring the best results with cutting-edge marketing, strong negotiation skills, and a deep love for real estate. Let's talk if you're looking to buy, sell, explore communities, or connect! You landed on my page for a reason. I look forward to meeting you.

You’ve got one minute to make a first impression. Here’s what buyers notice first:

1️⃣ Smell – Fresh and neutral wins every time.
2️⃣ Light – Dark rooms turn people off.
3️⃣ Entryway – Clutter = stress. Clear it out.
4️⃣ Temperature – If it’s too hot or cold, they won’t linger.

First impressions matter. Make the first minute count.

Which of these would you tackle first? Comment below 👇

Took the ferry to Lixouri and hit Red Sand Beach! 🏖️
I covered myself in red sand, thinking it was the famous clay. 😳

Turns out it wasn’t the clay. It was just plain old sand! 🤷🏻‍♀️

Forget what looks good online. What feels good in daily life?

If you cook often, prioritise kitchens with functional flow.

Work remotely? Natural light and noise levels matter more than square footage 🖥️

Love entertaining? Think open layouts, guest baths, and patio access 🌿

A beautiful home that doesn’t match your rhythms becomes stressful fast. The right home feels like a partner to your days, not a project list.

Define your lifestyle first – then choose the walls around it.

Fall is here! 🍁

However, fall isn’t about filling every corner with pumpkins... it’s focused on creating a feeling buyers connect with, especially as the weather cools.

Think: warmth, care, and quiet intention.

✔️ Swap out light summer throws for richer textures to ground your living spaces.

✔️ Refresh your entryway – power wash steps, add a clean doormat, and trim back tired summer plants.

✔️ Use warm-toned bulbs to soften shorter days and create a welcoming glow.

These aren’t major projects, but instead, they’re subtle shifts that say, “This home feels cared for year-round.”

After all, that’s exactly what buyers remember long after their tour.

Autumn moves carry a different energy 🍁

The rush of summer fades, making scheduling movers and closing processes less stressful. Cooler temperatures simplify heavy lifting, and by winter, you’re settled – sipping coffee in your new kitchen while everyone else is just listing.

Plus, many fall buyers are serious, reducing bidding wars but increasing qualified offers 🏡

A fresh start before the holiday season can feel grounding, bringing a sense of calm and new rhythm to daily life.

Thinking of making your move this autumn? This is your season.

If your kitchen is outdated or your bathrooms need upgrades, should you renovate before listing?

Not always 🛠️

In many markets, pricing accordingly attracts buyers looking to personalise. However, minor refreshes, like new cabinet handles, re-grouted tiles, and fresh paint, often deliver returns without full remodel costs 💡

Buyers want move-in ready, but they also care about value – so over-renovating right before sale rarely recoups full costs.

If in doubt, compare estimated upgrade ROI with local buyer expectations to decide where your money works best.

Rates remain unpredictable, but refinancing could still save you monthly costs 🏦

Before you apply, check your home equity – ideally at least 20%.

Review closing costs to ensure the monthly savings outweigh fees.

Compare lenders’ offers side by side – because even a 0.25% difference adds up!

Finally, consider how long you plan to stay. If you're moving soon, refinancing may not recoup upfront costs.

Every mortgage decision is personal, so it's important to stay informed to decide with confidence this fall.

We used to label rooms with certainty: dining, guest, office, nursery. But life doesn’t work in fixed boxes anymore.

Today’s buyers want homes that flex with them – the office that doubles as a yoga room, the loft that becomes a creative studio, the spare room ready for ageing parents down the line.

Flex spaces feel like possibility. They say, “This home can evolve as your life does.”

It’s less about square footage and more about freedom – and in 2025, freedom sells.

Agree or disagree?

🐾✨ While on vacation in Kefalonia, Greece this past summer I discovered a cat village while exploring the island ✨🐾The locals had built a paradise for cats — complete with homes, umbrellas for shade and food stations.🍲
It was really quite wonderful to stumble upon such a loving gesture for the “feral” cats of Kefalonia. 🐈

Buyers decide quickly if a home feels worth their offer. These small updates create instant confidence:

🔹 Fresh, neutral paint modernises every room without major renovation

🔹 New cabinet pulls or door handles update kitchens and baths affordably

🔹 Deep-cleaned grout and caulking make surfaces look brand new

It's no surprise that homes that feel maintained and move-in ready attract stronger offers and fewer objections during negotiation.

So, why not put your best foot forward?

Fall buyers want minimal to-do lists.

Which of these would make your home feel market-ready this week? 🍁
