You're 45 minutes from Detroit and somehow feel like you're in the middle of nowhere-in the best way possible. That's Kensington Metropark doing its thing.

Tucked along the border of Livingston and Oakland County, Kensington sits on over 4,000 acres with Kent Lake at the center of all of it. Here's what's actually waiting for you:
•Kayak, canoe, or paddleboard on Kent Lake
•18-hole golf course (Kensington Golf Club: walkable, not pretentious)
•Two swim beaches when summer actually shows up
•Miles of trails for hiking, biking, and nature walks
•Nature Center with live animals: kids go absolutely feral for it
•Fishing spots all over the lake
•8.6-mile paved trail that loops the whole park: perfect for a long bike ride or a pace-yourself walk
It's the kind of place you keep meaning to go and then wonder why you don't go every weekend once you finally do.

What's your go-to spot at Kensington-the beach, the trails, the golf course? Drop it in the comments!

Howell, Michigan: 10,000 people. A downtown that earns its reputation. And voted one of the hottest US neighborhoods in 2026 by Redfin.

Howell's downtown has had a real run over the last five years.

New restaurants that replaced empty storefronts. The historic main street that still functions like a main street. Community events that people actually show up for.

The Howell Melon Festival. The balloon festival in the summer. The Christmas walk that draws people from three counties.

And the housing is still more accessible than Brighton at a similar distance from the highway.

For buyers who love the Brighton lifestyle but keep running into the Brighton price, Howell is not a backup plan. It is a different choice that some people prefer once they actually spend time there.

Comment HOWELL and I will walk you through what buying in the Howell area looks like right now.

Livingston County basically screams "You've got to diversify your food choices."

Brighton has its restaurant row. Howell has been quietly adding spots worth driving to. And the farm stands and local markets scattered through the townships fill in everything in between.

Summer is when this network comes fully alive. Strawberry farms in early June. U-pick blueberries coming in July. The Saturday farmers markets in multiple downtowns.

For people who came from Oakland County and assumed they would be giving something up food-wise: this is the thing that usually surprises them most.

Comment and tell us which restaurant or market stand we should have on our must-try list.

Brighton. Howell. Hartland. Pinckney. Hamburg Township. Genoa Township.

Here is how to know which one is actually for you 👇

Brighton: walkable downtown, higher price per square foot, the most urban feel in the county.

Howell: slightly more affordable, growing restaurant and retail scene, genuine small-city energy.

Hartland: newer subdivisions, top-ranked schools, suburban feel with more land.

Hamburg Township: lake access, outdoor lifestyle, quieter community.

Pinckney area: the most affordable entry points, the best outdoor access, least traditional amenities.

There is no wrong answer. But there is a wrong answer for your specific lifestyle and most buyers find out which one that is after they move instead of before.

Comment AREA and I will ask you a few questions and tell you which part of Livingston actually fits how you live.

Redfin just called it. Howell is one of the Top 10 Hottest Neighborhoods in the entire country for 2026 and honestly...locals aren't surprised at all.

Small town feel. Revitalized downtown with new restaurants, boutiques, and local shops filling historic storefronts. Balloon Fest every summer. And you're sitting perfectly between Lansing and Detroit so the commute actually works both ways.

Howell has a median home price of around $385K, which is still a fraction of what you'd pay for the same lifestyle closer to the coasts. Redfin ranked it based on a surge in listing views and how fast buyers are moving on homes when they hit the market.

Under 10,000 residents, tight-knit community, and a Livingston County address that gives you access to some of the best lakes in Southeast Michigan. This is exactly the sweet spot buyers have been hunting for.

What do you love most about Howell? Tell me in the comments, I'd love to hear from locals.

Before your agent puts a sign in the yard, your Livingston County home needs these 5 things.

1-A pre-listing inspection.
2-Fresh curb appeal that holds up from the street and on Google Street View.
3-Decluttered, depersonalized rooms that let buyers picture themselves in the home.
4-Repairs and touch-up paint that do not signal deferred maintenance.
5-Closets that say storage-not overflow.

None of this is super expensive. All of it affects what offers you get and how fast.

The homes that sit in Livingston County are not sitting because the market is slow. They are sitting because something stopped the buyer before they made an offer.

These five things make sure that something is not yours.

Summers in Livinston County are undefeated.

Hamburg Township chain of lakes: pontoon boats and early morning paddles.

Downtown Brighton: patio dinners and millpond walks at sunset.

Pinckney Recreation Area: trails, swimming holes, mountain biking.

Howell Farmers Market: Saturday morning produce and local vendors.

Hartland: space, backyard bonfires, neighborhood that actually knows each other.

Livingston County summer is not a single experience. It is five or six different ones depending on where you are and what you are into.

All of them work.

Been priced out of Dexter and Ann Arbor for two years? Pinckney gives you an outdoor lifestyle for $100K less.

This is not a compromise. This is a lateral move that most buyers do not consider because Pinckney is not on their radar yet.

Pinckney Recreation Area is one of the best trail systems in Southeast Michigan: mountain biking, hiking, paddling-all walkable or bikeable from certain neighborhoods.

The chain of lakes. State land borders. A small but genuine community.

Buyers who have been chasing the outdoor-first lifestyle in Washtenaw County and keep running into the Ann Arbor premium should be looking at Pinckney before they give up or settle.

Comment PINCKNEY and I will show you what is available in the Pinckney area right now.

This is what the summer routine looks like out here:

Saturday morning: Howell or Brighton Farmers Market: local produce, coffee, live music if you get there early.

By noon: pick a lake. Hamburg Township, Zukey Lake, Portage Lake: there are access points all over the county if you know where to look.

Afternoon: paddleboard, pontoon, or just a dock and a book. Nobody is in a rush out here.

Dinner: patio at a Brighton or Howell restaurant. The kind of evening that wraps up without you noticing how long you have been sitting there.

This is the Saturday that people said they wanted when they left Oakland County. It exists out here. It is just quiet enough that you have to actually live here to believe it.

What does your perfect Livingston County Saturday look like? Drop it below in the comments.

Less inventory means fewer homes competing for the same buyers.

For homeowners who have been waiting for the right moment, this is it in real data form: buyers are active, choices are limited, and well-prepared homes in Brighton, Howell, and Hartland are still moving.

The year-over-year inventory drop is not a fluke. Families keep relocating to Livingston County from Oakland and Wayne. The demand side has not changed.

What is changing is time. Conditions shift. This window is open right now.

DM me MICHIGAN and I will show you exactly what your home would compete against if you listed today.
