So apparently yesterday was **International Coffee Day**… ☕️

But I’m confused. Were we only supposed to celebrate for ONE day? 😂

Because around here, coffee isn’t a holiday; it’s part of the morning routine. Coffee first, then we can discuss houses, contracts, inspections, showings… and whatever surprise real estate decides to throw at us that day. 🏡😂

So I’m keeping the celebration going.

Now I need to know: **Are you a “don’t talk to me until I’ve had coffee” person or a “wake up ready to go” person?**

🏡 **REAL ESTATE TERM TO KNOW: TRR**

If you’re buying a home, you may hear your REALTOR® mention a **TRR — Treatments, Repairs & Replacements.**

After inspections, the TRR is used to request that the seller address items discovered during the inspection period.

But here’s something important: **a TRR isn’t intended to be a wish list.**

It’s generally focused on **known safety hazards, defects, structural concerns, or systems/items that aren’t functioning as they should.** Think issues that could affect the home’s safety, condition, or major components—not simply cosmetic changes or personal preferences.

You’re not just buying the house.

You can’t pick up the house and move it to a different street.

So when you’re house hunting, pay attention to how you feel **before you ever walk through the front door.**

**A little real estate truth for your Thursday…**

The prettiest house isn’t always the best house.

I’d rather see my buyer walk away from a gorgeous kitchen than talk themselves into a house that doesn’t make sense for them.

Bad location? We need to talk about it.
Inspection has me concerned? I’m going to tell you.
Are numbers getting uncomfortable? We’re not ignoring that.

My job isn’t to convince you to buy a house.

My job is to help you make a decision you’ll still feel good about after the excitement wears off.

Sometimes that means writing an offer.

And sometimes it means saying, **“Nope. This isn’t the one.”**

🍂 **Fall has officially entered the chat…**

Which means Oklahoma is about to give us 48° in the morning, 87° by the afternoon, and all four seasons before dinner. 😂

But I’m here for it.

Open windows, cooler mornings, football, something cooking in the crockpot, and that first evening when you realize you can sit outside without melting.

There’s just something about this time of year that makes **home feel a little more like home.** 🤎
