I don’t know who needs to hear this … but trying to time the housing market is a fool’s errand.

Not even the savviest real estate investors can predict when it’s the “right” time to buy. That’s why “time in the market > timing the market” is such a popular phrase among investors …

You can’t build equity in a house you haven’t bought.

There’s one thing I do know … there’s no shortage of potential buyers for Main Line homes. It’s the same story in every other highly-ranked school district in the Philly area. (Ask me how I know 🙃)

Believe local home prices will drop? I personally wouldn’t make that bet. It didn’t happen in 2022 when interest rates jumped from 3 to 7%.

Believe interest rates will come down? There’s too much uncertainty (read: tariffs, taxation, unemployment, inflation) for anyone to guess.

Think the market’s cooling off? 🏡 Not on the Main Line.

Median home values in five Main Line school districts are up 9% year over year, easily outpacing the broader local housing market.

Here’s what that looks like for median home values:
📈 Lower Merion: +15.5%
📈 Haverford: +14.4%
📈 Radnor: +47.7% (!! small sample, but still)
📈 Tredyffrin-Easttown: +1.5%
📈 Great Valley: +9.4%

Compared to:
📈 Chester County: +2.9%
📈 Delaware County: +7.6%
📈 Montgomery County: +3.4%

TLDR: Don’t let the national news headlines (or your Uncle Bob, who hasn’t bought a house in 50 years) fool you. The Main Line is still a strong seller’s market, and (hyper) local trends are what matter most when you’re buying or selling. 🏡

**Main Line Market Update**

I know some of have seen recent headlines declaring that the US housing market is finally shifting towards a buyer's market. I want to be clear that all real estate is (hyper) local, and most of that oversupply is happening in Florida and Texas.

The Main Line is still a strong seller's market, which has implications for how the game is played by both buyers and sellers.

Some data comparing Jan 1 - June 9, 2025 to the same period last year, for 5 school districts (LM, Radnor, T/E, Haverford, Great Valley):

Closed transactions up 3.8% (901 vs. 868)

DAYS ON MARKET
Median days on market steady at 6 DOM
Average days on market up slightly (24 vs. 23 DOM)

SALES PRICES
Median sales price up 10.8% ($709,000 vs $640,000)
Average sales price up 6.5% ($907,505 vs. $852,312)

Median price per square foot up 5% ($334.66 vs. $318.70)
