🇺🇸 4th of July weekend vibes! Amber and I took Obi out to the Mokelumne River Day Use Area in Clements, CA — perfect weather, even if the water was still a bit chilly. Obi’s not a swimmer, but he was all about wading in up to his belly to cool off 🐾💦After the river, we hit up Daddy's House of Ribs in Lockeford — and wow, the food was next level. Ribs were unreal, and Obi may have found a new love… brisket 😄🍖

Have you ever toured a home 🏠 while the owner was there? It does happen. Sometimes the owner may be doing double duty and acting as the listing agent as well. Sometimes the owner works from home from home and has to be there. The owner could have pets or personal belongings that they need to keep an eye on and request to be present during showings.

As an agent, representing you, the buyer, it’s my job to do my homework 📚 and know this before we show up to tour the listing.

I love living in a small town. Purchasing my home 🏡 in Ione was one ☝️ of the smartest moves I’ve ever made. Amador county is the best.

That being said, if I had to live in the City 🌆, this section of downtown Sacramento on C street is absolutely beautiful. I love the way the trees 🌳 create a canopy over the road. This location is close to everything. You can catch a kings game at the Golden 1 center, or a concert at Ace of Spades ♠️ or a comedy show at Laughs Unlimited.

I lived in Sacramento for 6 years as kid. Still have family there. The 916 will always hold a special place in my heart, but the 209 is home.

I think I’m in the minority, but I still love going to the movies.🎥

The smell of the buttered popcorn,🍿 the lights dimming, The trailers, the massive gallon drum of soda.🥤 The whole experience is amazing.

It’s even better sharing it with someone special. This weekend my wife Amber and I had an amazing lunch at Mendocino farms in Roseville and than headed over to the Galleria to watch Sacramento.

It’s really cool 😎 to watch a movie where you recognize or have been to many of the locations where it was filmed. On top of that, it’s a really good flick. Well written, well directed, heartfelt and hilarious.😆 I highly recommend Sacramento.

Sometimes you have to laugh!😂 Have you given up on waiting for rates to drop and are ready to get out there and shop? You’re not alone. Believe it or not, there is a silver lining to this dark Real estate cloud. 🌧️

With higher interest rates there aren’t as many shoppers in the market which means less competition and more homes 🏡 to choose from. On average homes are sitting longer which means sellers may be more willing to negotiate. We’re also seeing price reductions in many areas which means you can purchase a property for a lower price and refinance once rates drop! ⬇️

Who else’s has a dog that has to be walked, Rain ☔️ or Shine ☀️?

My boy Obi is a Great Pyrenees. They’re a guardian breed or working Dog. Generally used on ranches to watch over 🐑 sheep Or Goats 🐐. Since he doesn’t have a job, he lives for his walks. We put in at least 3 miles a day. 🤔 Maybe I should let him host my open houses. 🏠
