“Prime ground lease opportunity” for a business is being promoted for a vacant parcel across from the Jefferson Park Chicago Transit Authority terminal on Chicago’s NW Side. The area’s business district has struggled to get vacant lots redeveloped — even in those instances where properties have been upzoned for a dense residential project. This property, whose address is 4900 N. Milwaukee Ave., was rezoned in 2019 for 31 units, which were never built. It’s not clear whether the zoning for that project has expired
UPDATE: “Hopefully we will get something (for the site) that will help the neighborhood,” said Berkshire Hathaway listing agent Ariel Marini. He added that the previous plan for 31 units is on the “back burner” due to high construction costs.
Marini said that he’s been talking to brokers representing national restaurants/retailers about the possibility of leasing the property. Some existing businesses in the neighborhood also have inquired about the parcel, he said.
