🏡✨ Laurel Park Market Update – Q2 vs. Q3 2025 ✨🏡

The real estate market in Laurel Park saw some big shifts this past summer compared to the spring. Here’s the breakdown:

📈 Inventory Surge

Q2 (Apr–Jun): Only 3 active listings

Q3 (Jul–Sep): Jumped to 11 active listings (more homes are sitting on the market)

⏱️ Speed of Sales

Q2 Median Days on Market: 39

Q3 Median Days on Market: 6 🤯
👉 The homes that did sell in Q3 sold much faster, but again many more properties are still sitting on the market.

📊 Sales Activity

Q2: 11 homes closed

Q3: 3 homes closed

🔎 What it means
Here in Laurel Park — and across much of the South and West — we’re seeing more supply and less demand for resale homes. Resales are competing with new construction, where builders are often offering perks like lower interest rates and paid closing costs. Because of that, many buyers are choosing new construction over resale.

💡 The good news? Resale homes that are priced right, look great, and utilize strategic marketing WILL sell!
