I have multiple deals going right now with some great, professional, experienced agents. I also have a few going with people who, quite frankly, should not be in this business.

My “mama bear” protectiveness definitely comes out when it comes to my clients. Seeing someone being taken advantage of when we’re talking about their home, their money, and sometimes their life savings makes me irate.

We need better ethics and stronger enforcement of license law in real estate, and that’s a hill I will absolutely die on.

BUT, there are also a lot of really great agents out there who care, who know what they’re doing, who communicate, and who work hard to protect their clients. I’m choosing to focus on those people today. ❤️

Professionalism matters. Experience matters. Ethics matter. And who you choose to represent you matters.

It’s been a busy few weeks around here! Four homes under contract with four different clients and four totally different situations.

Some took lots of prep and planning before we ever hit the market, some took pricing strategy and multiple offers, and others took quick negotiations to make sure my buyers got the house they wanted!

There’s always a lot happening behind the scenes to get a home UNDER CONTRACT, and even more to get it to the closing table.

UNDER CONTRACT in Oxford!

Funny story with this one! We were actually in the middle of negotiations on my buyers’ current home and weren’t even under contract yet when this one hit the market. But as soon as they saw it, they KNEW. The finished basement completely sold them!

I got to work, negotiated quickly, and we were able to secure this home on a contingency WITH closing costs, AND get their current home under contract in a 48 hr span. Whewww it was stressful for me! 😂

One of my favorite parts? The listing agent told me he could tell I was going to get this one to the closing table and that my knowledge and experience were a breath of fresh air in this business. That meant a lot!

Choosing who you work with matters. Finding the house is only part of the process. Negotiating the right terms, getting it under contract, navigating all the moving pieces, and actually making it to the closing table is where experience really matters.

We make it look easy sometimes. 😉

Georgia MLS (our local Multiple Listing Service covering Newton County and 12 surrounding counties) recently released this article indicating that the housing market continues to shift toward a buyer’s market.

"Atlanta’s housing market continued its transition into buyer’s territory in July, as active inventory increased, giving buyers more choices, while the pace of sales slowed and sellers continued to adjust their expectations."

UNDER CONTRACT! 🎉

I first met with these sellers a few months ago for a consultation, and since then, we’ve been working together to get the home ready to hit the market. We’ve had my slew of trusted vendors at the property over the last two months getting everything prepped and ready to go.

When it came time to list, we had lots of conversations about pricing. The goal was to price competitively enough to sell quickly, while still getting the value the sellers wanted. It’s always a fine balance, but this time it paid off!

We went live last week, received MULTIPLE OFFERS, and my sellers were able to choose the offer that worked best for them.
