Fall is a great time to tackle the projects that are much less stressful when you're not working against a listing deadline.

Declutter. Make the small repairs. Catch up on maintenance. And before you start spending thousands on updates, talk to a Realtor about which improvements may actually matter when it's time to sell.

But when you're actually preparing to sell, your home's value can't be reduced to an algorithm.

Condition, updates, lot, location, competing listings, recent sales, and current buyer behavior all play a role.

The goal isn't simply to come up with the highest possible number. It's to understand where your home fits in today's market and price it accordingly.
