Downtown Brighton is genuinely one of the best small-city downtowns in Southeast Michigan.

The Mill Pond. Local restaurants with real food. Indie shops that have survived because the community actually supports them. Summer concerts in the park that draw the whole town.

And the location: 5 minutes off I-96, 25 minutes to Ann Arbor, 45 minutes to Detroit. You get the small city feel without sacrificing access to anything.

People who move to Brighton come for the home price and stay because of everything else.

You have been watching Michigan videos for 6 months and still do not know which city is right.

Washtenaw County (Ann Arbor, Dexter, Chelsea, Saline): more walkability, stronger restaurant scenes, closer to a major university city. Higher price per square foot across the board.

Livingston County (Brighton, Howell, Hartland, Hamburg): more space, more land, stronger family community feel, lower price point. Less walkability in most areas but growing fast.

The buyers who end up in Washtenaw tend to prioritize the urban-adjacent lifestyle. The buyers who end up in Livingston tend to prioritize space, schools, and long-term value.

Neither is wrong. But they are genuinely different decisions.

It is one of the most popular spots to live in Michigan for a reason...

Here is how it plays out:

Home goes live at $30K over market. First two weeks get no serious offers. Days on market climb past 20. Buyers start wondering what is wrong with it.

Price drops. New buyers see the reduction and wonder if there is more room. Final sale price ends up $20,000 below what a correct launch price would have gotten.

This happens in Brighton, Howell, and Hartland every single spring and summer.

Portage Lake, Whitmore Lake, Zukey Lake: calm water, no ocean crowds, no overpriced beach parking.

Rentals are available around the chain of lakes and at a few local outfitters. You do not need to own anything to get out there.

Mornings on the water out here before 9 AM are about as close to perfect as Michigan summers get.

This is the trade you make when you move out here. More house, more yard, more water. Less noise.

While everyone flocks to the usual spots, Howell has quietly built the ultimate small-town setup. You can grab an incredible meal downtown, hit up a local boutique, and be hiking around the Howell Nature Center or nearby lake trails in less than 10 minutes flat.

It's got all the historic charm and community spirit of Chelsea, just a little further north.

Zukey Lake to Gallagher Lake to Baseline Lake- connected by channels you can paddle or boat through without ever leaving the water.

Most people outside the county have no idea this exists.

Hamburg Township, Pinckney, Lakeland- the lake communities out here are doing summer the way Michigan summers are supposed to be done. Pontoons. Paddleboards. Bonfires. Nobody in a rush.

The numbers are not projections. They are what happened last month in Hartland.

Homes in Livingston County that are priced correctly and prepared right are still moving fast. Hartland, Brighton, Howell- the demand from families leaving Oakland County has not stopped.

What has changed: buyers have more options than they did in 2024. The homes that sat are the ones that came in too high or cut corners on prep.
