Third Rail Studios Third Rail Studios is Georgia’s newest purpose built film and television production studio.

The facility includes 60,000 SF of sound stages, 27,500 SF of production office space and over 70,000 SF of mill/flex space. Third Rail Studios can provide up to 30 Gigabits of fiber optic bandwidth for high speed data transfer. World class customer service, technology, and ease of use for productions are the defining traits of Third Rail Studios. The name Third Rail Studios, was chosen as a refer

ence to the three rail lines that previously served the General Motors Plant as well as the creative energy the media production community brings to the development. The now defunct rail lines will be preserved and integrated within the landscape, akin to New York City’s Highline. The studios will anchor the “Yards District,” portion of the ASSEMBLY development, a one of a kind destination for dining, housing, entertainment, parks, art, retail, manufacturing and business. Third Rail Studios has the only purpose built sound stages adjacent to MARTA, making transportation faster and more efficient from Buckhead, Midtown and Hartsfield-Jackson International Airport.

The benefits of studio construction in Georgia are significant for local communities and jobs. In just 2022, 6,700 jobs related to studio construction were created.

The Georgia film tax incentive spurred $1.28 billion in capital investment towards building studios, an investment that — according to 94% of studio owners — would not have gone forward in the absence of the tax incentive. Spending on studio construction itself is NOT eligible to receive the film tax credit.
