Over an acre of mid century charm tucked away in Minnesotas most exclusive community. Offering privacy, lake views, and room to sprawl, homes like this are rarely offered for sale.

The naming mess is the best thing that ever happened to buyers in West and South Saint Paul.

Out of state buyers and relocation folks type “St. Paul” into a search bar, get hundreds of listings, and never once see the two cities sitting directly south of it. That keeps demand quietly soft in places that are, by every practical measure, first ring suburbs. West Saint Paul is closer to downtown than plenty of Saint Paul’s own neighborhoods.

And the numbers are making the point for me. The city that supposedly cannot read a compass is appreciating more than four times faster than the one it is named after. That is not a fluke. That is what happens when a market is genuinely good.

If you are house hunting anywhere south of the river, search each of these cities individually instead of typing “St. Paul” and calling it a day. You will find inventory you did not know existed.

Seven new places to eat opened across the metro in July, and most of them moved into somebody else’s old space.

That’s the part I keep noticing.

Nicolò took over Toma Mojo in Richfield. Haraz moved into the former Iron Door Pub in Minneapolis.

Almost nobody is building new retail right now, so the good stuff lands in buildings that already exist.

Which means the neighborhoods with the best food scenes are the ones that already have the bones. Richfield. Edina. Arden Hills. First ring suburbs where the buildings and the rooftops are already there.

That’s the same reason those areas hold their value. Walkability isn’t a marketing word. It’s a coffee shop opening two blocks from your house.

The Minneapolis Warehouse District has every ingredient a city needs to build something special. Two pro sports venues within walking distance. First Avenue. The Armory. Historic brick buildings that developers in other cities would pay a fortune for. A direct connection to the North Loop, one of the hottest urban neighborhoods in Minnesota. The bones here are genuinely rare.

What’s been missing is the connective tissue a reason to stay, explore, and spend a whole evening instead of showing up for one thing and leaving. That’s what the Minneapolis Renaissance Coalition’s five-year plan is trying to fix. A pedestrian greenway. Activated vacant lots. New “W” branding. And a $30 million city-backed rebuild of First Avenue North already committed for 2028. When public and private money move in the same direction, that’s when neighborhoods actually change.

The challenges are real. Downtown office vacancy is still elevated. Safety perception even as crime trends down isn’t fixed by a rebrand. And Minneapolis has a history of vision plans that generated buzz and quietly stalled.

But the Warehouse District isn’t starting from scratch. The demand drivers are already there. The momentum next door in the North Loop is already there. Neighborhoods don’t quietly appreciate they make noise first. This one is starting to get loud.

I know… Affordability is at a 40-year low right now.

High rates. High prices. It’s a tough combo. And I’m not going to pretend otherwise.

But here’s what I actually believe after doing this for a while…

The right time to buy isn’t when the market is perfect. It’s when the home is right and your life is ready.

Rates will move. They always do. And if they drop, you refinance. But you can’t go back and buy the house you passed on.

The families I’ve seen struggle most aren’t the ones who bought at 6.85%. They’re the ones who waited two years for a rate that never came… and watched the home they wanted go from $420K to $460K in the meantime.

If you can afford the payment today and you found the right place… that’s the signal. Not the headlines.

Not every change in a city shows up right away.

This morning at the Saint Paul Area Association of REALTORS board meeting, I had the chance to meet and hear her talk about the future of housing in St. Paul.

Stable housing, affordable housing, and long-term thinking about to truly make a change.

This is the kind of work that doesn’t happen overnight… but it’s exactly what creates real momentum over time.

I left feeling optimistic about where things are heading and the steps being taken to revitalize St. Paul.
