There’s a misconception going around that you have to put 20% of the purchase price down when you buy a home. But the truth is, many people don’t put down that much unless they’re trying to make their offer more competitive.

Another holiday season is here and another year coming to a close. The soundtrack is Mariah Carey and Bing Crosby, and the fuel is peppermint mocha-flavored.
Amidst the chaos of wrapping paper and obligation, there is still something that fills the air. A kind of magic. It’s niece or nephew sneaking an extra cookie. A friend’s terrible eggnog. That split-second where everyone actually laughs at the same joke. Maybe that’s the point. Not the stuff, not the glittery stuff either but the stuff in between the spaces. The stuff that is remembered and found useful to make us smile long after that new phone just stopped working for some reason… right after you updated it.
So, here’s to the mess and the madness of it. To all those fleeting moments that make it all worth while.
Hope you have a holiday season filled with love, laughter and joy. Cheers to you. 🥂

The Daily Mirror 📰 heavily advertised lots in Sound Beach, appealing to New Yorkers’ aspirations for a tranquil summer retreat. 😎 Through promotions tied to newspaper subscriptions, buyers could acquire small plots of land—often as tiny as 20 x 100 feet—either free or for a nominal fee. These campaigns emphasized affordability, picturesque views, and proximity to Long Island Sound, drawing families eager for an escape from urban life.

Many lots sold through these promotions were undeveloped and lacked basic infrastructure like paved roads or utilities, leaving owners responsible for improvements ⚒️ if they wanted to build or develop. Despite these challenges, the partnership between the Daily Mirror and developers spurred rapid growth in Sound Beach during the 1920s and 1930s. Initially a seasonal getaway, the area evolved into a year-round residential community as infrastructure improved, though its patchwork layout and small lot sizes remain a legacy of the original promotions.

While the Daily Mirror became the Hearst Corporation’s largest paper in terms of circulation, it was never highly profitable, as its earnings 💰 supported struggling afternoon papers and Hearst’s financial issues. Nevertheless, William Randolph Hearst sold a dream of seaside escapes 🏖️ and Sound Beach emerged as a testament to the hopes and ambitions 🤩 of New Yorkers seeking a suburban future 🏠.
