Interest Rates in 2025: Prediction Check-In

One year ago, I said interest rates wouldn’t drop into the 4s.
I expected them to settle between 5.5% and 6.5%.

Today?
We’re sitting around 6.25%.

✅ Prediction: Accurate.

👉 Prepayment penalties typically lower your interest rate.

Most are structured as a step-down (e.g., 5% year 1 → 1% year 5). Removing it entirely? That’ll likely cost you more in the form of a higher rate.

DSCR Loans: 2 Myths That Could Cost You

Let’s set the record straight:

1️⃣ Credit score does matter.
Even though DSCR loans are asset-based, your FICO still impacts your interest rate, terms, and how much you can borrow. Don’t assume you can skirt credit requirements.

2️⃣ 100% financing? It doesn’t exist.
DSCR loans are often sold to institutions. And institutions don’t buy 100% LTV loans. Most max out at 75–85%. If someone promises otherwise, it’s either a private deal—or a red flag.
