NEW DOESN’T MEAN IT’S DEFECT-FREE
These photos are from multiple different new-construction homes and are just a few examples of what can be found on a new construction build.

• Damaged electrical service conductors
• Damaged roof coverings
• Damaged plumbing vent boot/flashing
• Visible microbial-type growth/discoloration on attic framing
• Damaged roof framing members
• Attic insulation below the documented/certified level
• Improper siding installation
• Flashing sloped toward the structure
• Water-entry points at exterior columns
• Moisture observed within wall areas
• Low areas on porch surfaces allowing water to accumulate

New construction doesn’t eliminate the possibility of installation defects, damage, moisture intrusion, or items simply being overlooked during construction.

You never know what may be hidden inside an appliance.

This was observed inside the freezer compartment during a home inspection. The area around the ice-maker assembly exhibited extensive heat- and fire-related damage, including melted components, charring, and damage to the interior freezer lining.

The refrigerator was still energized, and the ice-maker assembly was actively producing smoke. Due to the immediate electrical and fire-safety concern, the refrigerator was immediately disconnected from the power source.

This is why a thorough home inspection is so important. Some of the most significant defects are hidden from plain sight and may not be discovered until someone takes the time to look.

New Construction Doesn’t Mean Defect-Free

This issue was observed during a recent new construction inspection — multiple electrical breakers not fully seated/secured within the electrical panel.

While this may seem minor at first glance, electrical components that are not properly installed can potentially affect performance, reliability, or safety and warrant further evaluation/correction by a qualified electrician.

New homes can have overlooked items just like older homes, which is why a thorough inspection remains important — even on brand-new construction.

A home may be new to you, but that doesn’t always mean it’s finished right.

“Brand new” doesn’t always mean done right.

During this new construction inspection, I found inconsistent insulation levels throughout the attic. Some areas measured significantly higher, while others were noticeably lower when checked with a measuring tape.

Insulation isn’t just about having it—it’s about having it installed evenly and correctly. When coverage varies like this, it can lead to reduced efficiency, uneven temperatures, and higher energy costs over time.

This isn’t something most buyers would ever see without getting into the attic and actually checking it.
