- A Boston based developer is increasing the size of a proposed large Fall River waterfront mixed-use building project to be located at 609 Davol Street.
In January, the Fall River Redevelopment Authority sold a small parcel of land at the corner of Turner & Davol Streets to Vitaly Fedosik of Heath Development for $415,000 according to a real estate filing with the Fall River Registry of Deeds.
According to the commercial construction website BLDUP.com, the purchase of the additional lot now allows for an increase in the previously planned project size. The number of units will increase from roughly 50 to 160 apartments. New plans will shortly go before the Fall River Zoning Board of Appeals with the latest rendering showing a 7-story structure.
The original plans called for a 6-story mixed-use building consisting of market-rate apartments over a podium with two commercial tenants on the ground floor. The project included a partial basement for utilities, covered parking on the ground floor, with views of the Taunton River.
In December of 2021, Vitaly Fedosik purchased a vacant warehouse property at 609 Davol Street, along with a parking area at 577 Davol Street. Now, with his third land acquisition at the corner of Turner and Davol Steets, Fedosik can move forward with the planned project to be located on the 3 land parcels.
In September of 2022, demolition of the former Mackenzie & Winslow warehouse at 609 Davol Street took place at the site. The warehouse was taken down to make way for the future 6-story mixed-use building.
The new proposed 7-story building is being designed by ZDS Architecture & Interiors of Providence. ZDS designed the neighboring 6-story mixed-use building at 697 Davol Street which contains market rate apartments and a BayCoast Bank branch.
If the Fedosik fails to meet the development obligations, the Fall River Redevelopment Authority does have the right and option to repurchase the property under a land disposition agreement.
With the elevated portion of Route 79 removed, and the redevelopment of the new Davol Street corridor set to be completed next year, Fedosik is bullish on the future of Fall River’s waterfront.
