Shalira Taylor said something on the Tim Lower Podcast every Republican strategist needs to hear. There are whole communities that already agree with the GOP on guns and school choice, but nobody from the party ever knocked on their door to ask for their vote. When her team finally did the outreach nobody else would, those same voters turned around and voted straight Republican down the ballot. This is the blind spot costing the GOP votes it should already have.

Offers. Inspections. Appraisals. Chickens. Yes, you read that right. One of my deals here in Baldwin County came down to a literal flock of chickens that needed a winter home before the sellers could safely move them up north in the spring. I'm not making this up, the chickens survived, and the deal closed. This is just a normal Tuesday in Alabama Gulf Coast real estate.

I've walked through over 2,000 homes. I'm not a licensed inspector, but that many walkthroughs teaches you to see what most buyers miss. There's a pattern to the houses that turn into nightmares, and it usually shows up in the first five minutes if you know where to look. I tell every buyer the same thing: your first tour IS your inspection. Slow down, ask the annoying questions, and don't fall in love before you've checked the boring stuff. The right house is worth waiting for. The wrong one will cost you for years.

Zero dollars. That is what Alex Warner has spent on social media ads for his business, ever.

He told Tim Lower that organic posts are probably his biggest marketing channel, full stop, no ad budget required. He even tells the story of a bagel post creeping toward 700 likes, almost paying $15 to push it over, and then watching it climb to 720 on its own. His reasoning is simple, he hates ads in his own feed so he refuses to run them.

"Super bad ADHD" + a restaurant menu = a 20 minute hostage situation.

Alex Warnertold us giving him a big scratch-kitchen menu is basically torture. He'll stand there, kids starving, staring at steak vs. fried food vs. salad, panic-order something just to be done, and then regret it the second the server walks away. "I should have got that thing." If you've ever done this, you are not alone and it is not just you being indecisive, it is how an ADHD brain handles too many open loops at once.

Alabama just landed the biggest resort announcement in Gulf Coast history. Jim Bibbyis at the center of it. The Wharf in Orange Beach is bringing Margaritaville to the Alabama Gulf Coast in a $350 million development that is going to change everything about this region. And Jim breaks down exactly what this means, why it matters, and how it happened. If you live anywhere near the Gulf Coast, this is your story. "All you do is win, win, win." That's how Timothy Lower reacted when Jim Bibby sat down across the mic. And Jim didn't argue. He just smiled and said, "Okay. Yes."

Jim Bibby runs The Wharf in Orange Beach, Alabama. He was the outgoing Chairman for The South Baldwin Chamber of Commerce. And when Tim called out his reputation, Jim confirmed it without blinking, then told the story behind it.

Four years ago he started going after bigger fish. Then bigger ones still. Until he landed something that weighed about 700 pounds. And broke the record.

The 30th Orange Beach Billfish Classic just wrapped at The Wharf this month. This conversation is perfectly timed.

Most people think keeping cash in the bank is the safe play. It is not.

Every year that passes, that cash buys less. That is not an opinion. That is just what the dollar
does over time.

I sat down with my son Timothy Lower on the Tim Lower Podcast and broke down why. We used two
examples I share with every client who asks about building long-term wealth.

First: you cannot save a cheeseburger for 50 to 70 years and then resell it at a profit.
Real estate? That is exactly what it does.

Second: a quarter from decades ago bought real goods and real services. Today that same quarter
is nearly worthless on its own. The dollar has been quietly losing purchasing power your entire
life, and most people do not notice until they look back and wonder where their savings went.

Real estate does not just hold value. It keeps pace with, or outpaces, inflation year after year.

This is the kind of conversation I wish more families were having. The fact that I got to have it
with my own son on camera makes it even better.

๐ŸŒด This interview is going to blow you away.

I sat down with the Legend Jim Bibby, the man who has run The Wharf in City of Orange Beach for the past 20 years, and what he shared about the future of this market stopped me in my tracks.

We're talking about a $200 MILLION Margaritaville Resort Orange Beach The Wharf coming to Orange Beach. Already 54% complete. Opening late 2027. And Jim has been at the center of every chapter of this story.

Think about this for a second. When the market crashed and the BP oil spill hit, The Wharf was sitting at 32% occupancy. Today? 99% occupied. That's not luck. That's a vision executed under pressure, and Jim tells the whole story in this interview.

๐Ÿ–๏ธ Here's what we get into:
The Margaritaville hotel and what it means for Orange Beach real estate right now. If you're a buyer, a seller, or an investor on the Gulf Coast, you need to understand what a $200M branded resort does to property values and demand in this market. We cover it.

Baldwin County's $17 BILLION tourism economy and why Orange Beach has eliminated the shoulder season entirely. That's a huge deal for anyone thinking about short-term rental income or vacation property ownership here.

The 50-year legacy of the Orange Beach Billfish Classic and how events like that drive the kind of consistent, high-end traffic that makes this market so strong.
Jim's wild backstory as a country kid from Hale County and a former Orange Beach Chief of Police before taking over The Wharf. The guy has seen this entire community transform from the ground up.

๐Ÿ”” The video drops Wednesday, May 28th at 7:15 AM.

If you've been on the fence about buying, investing, or even just paying attention to what's happening in Orange Beach right now, this is the episode that makes it all click. Jim Bibby has watched this market go from crisis to one of the hottest coastal destinations in the country, and Margaritaville is the next big chapter.
