The old pricing playbook—pull a few comps, average the prices, and call it done—doesn’t work the same way anymore.

Two similar homes can sell for very different numbers. The difference usually comes down to:

- How quickly it sold
- Condition and updates
- Location within the neighborhood
- Who bought it
- When it sold

And one factor that’s often overlooked: how the home feels to buyers.

Does it photograph well? Show well? Can buyers picture themselves living there?

Smart pricing isn’t guessing. It’s understanding why the comps sold where they did—and positioning your home accordingly.

Price too high, and buyers may pass. Price too low, and you could leave money on the table.

There’s a difference between winning a house and overpaying for one.

Buyers who panic in competitive markets tend to blur that line. They overbid emotionally, waive things they shouldn’t, and sometimes end up with a home that looked like a win at the offer and felt like a loss six months later.

The buyers I work with don’t do that — because we go in with a plan. We know the number we’re willing to walk away from. We understand what the market is actually saying, not just what it feels like in the moment. And we structure offers strategically, not desperately.

The year suddenly feels like it’s moving faster.
