Five North Texas road projects to keep on your radar. From Frisco and McKinney to Southlake, Roanoke and Plano, the next few years include major widening, reconstruction, intersection and safety work.

In Frisco, the $20 million Legacy Drive widening project is in design, with construction expected to begin later in 2026. McKinney’s $15 million East Virginia Street project is 90% designed and expected to bid in early 2027, including a new roundabout and Airport Drive connection.

Southlake’s North Carroll Avenue improvements are substantially complete and moving toward final TxDOT inspection. In Roanoke, North Walnut Street is receiving a new concrete street, sidewalks and drainage improvements, with street work targeted for late October or early November. Plano’s $2.8 million Legacy-area intersection project continues through November 2026 with added turn lanes and safety upgrades.

Frisco residents with Atmos Energy natural-gas service could see higher bills starting Oct. 1.

Frisco City Council adopted a negotiated rate settlement Sept. 1 that allows Atmos to increase rates. According to city documents, the average residential impact is about $13.37 more per month, or a 14.15% increase. Your actual bill will depend on your household’s gas usage.

The most important detail: this applies to Atmos customers only. Frisco is served by both Atmos and CoServ Gas, and CoServ customers are not part of this rate increase.

The negotiated settlement totals $260.5 million systemwide—more than $30 million below Atmos’ original $291.1 million request. Before October, check which natural-gas provider serves your home and review your next bill when it arrives.

Frisco’s new $40 million bike-focused destination opens Saturday, Sept. 19!

Northwest Community Park is opening at 13770 Teel Pkwy, near PGA Frisco, with a grand opening celebration from 8–10 a.m. The morning includes a ribbon cutting, fun run, bike ride, refreshments and free play. After the celebration, the park will remain open for residents to explore.

Three things to watch in the U.S. housing market this September: delistings, price cuts and geography.

According to Newsweek’s Sept. 2 article, citing Realtor.com senior economist Jake Krimmel, these signals together reveal whether sellers are holding steady, becoming more flexible, or responding differently across markets.

1. Delistings: Sellers pulled fewer homes off the market in August. Delistings were down 12.6% year over year, suggesting more owners are staying engaged rather than stepping away.

2. Price cuts: 20.4% of active listings had a price reduction in August. The question for September is whether reductions become more frequent or deeper as buyers remain selective.

3. Geography: The market is not moving in one direction everywhere. August price-cut rates ranged from 14.1% in the Northeast to 22.0% in the West, with the South at 21.4% and the Midwest at 19.6%.

The important reminder: real estate is always local. National headlines are useful context, but a smart buying or selling strategy starts with your neighborhood, competition, timing, and goals.

Higher mortgage rates finally caught up with the purchase market in August.

Nationally, pending listings slipped 0.2% year over year, ending an eight-month stretch of annual gains. Contract signings fell 3.7%, even as active listings rose 3.6% to 1,140,035 and 20.4% of active listings carried a price reduction.

The mortgage-rate backdrop mattered. Realtor.com reported that the average 30-year fixed rate reached 6.69% on Aug. 6 and ended the month at 6.66%. More homes and lower asking prices can help, but the total monthly payment still shapes buyer decisions.

DFW is not the national market. In the Dallas-Fort Worth-Arlington metro, active listings were down 4.4% year over year, the median list price was $425,000 (down 1.2%), and 27.5% of listings had a price cut.

The takeaway is not “the market is frozen.” It is that buyers are becoming more selective, and successful sellers need a strategy that accounts for price, payment, and competition.

Half a billion dollars of new development is being planned in Prosper right now, and one of them has real canals and a lagoon.

The Marco — Tollway & 380, 143 acres, Venetian style.
Bella Prosper — First Street & Legacy.
Both phased through 2035.

Neither is approved yet.

Two things to check before you buy near either one: which phase your lot is in (2026 versus 2035 is a very different street), and what the MUD/PID taxes run. That second one surprises people every single time.

Plano is moving forward with six transportation projects that drivers, walkers, and nearby homeowners should have on their radar.

From rail-crossing and sidewalk work on Plano Parkway to pavement repairs in East Plano, safety upgrades in the Legacy area, solar lighting at Bob Woodruff North, and continued Custer Road repairs—these projects stretch into 2027.

The quick breakdown:

• Los Rios + Plano Parkway railroad crossings: replacement work and sidewalk-gap improvements
• Plano Parkway, Independence to Alma: roadway, sidewalk, and driveway upgrades through December 2026
• East Plano pavement repairs near Bob Woodruff Park and Pecan Hollow: north of Park Boulevard is 95% complete; work south of Park continues next
• Legacy area: turn-lane and safety improvements at five intersections

Prosper’s Planning & Zoning Commission voted 7–0 to recommend denial of Project Tomahawk, a proposed $580 million data center near FM 1385 and Parvin Road. This is an important distinction: the decision is not final. The proposal is scheduled for Prosper Town Council review on Sept. 8.

Here is the factual snapshot:

• The proposed site spans 37.3 acres and includes an approximately 225,000-square-foot data center, along with a future-business-park component.
• White Rose Partners said its plan includes a closed-loop water design, 20–50 permanent jobs and up to $2.5 million in projected annual sales and franchise-tax revenue for Prosper.
• Commissioners cited a need for more information on power demand, noise, water use and permitted uses. No tenant has been identified, and several details could vary during the development process.
• Residents spoke in opposition for more than an hour. Organizers reported 1,600+ petition signatures and town staff received 400+ written comments before the Sept. 1 meeting. Common concerns included water, power, noise and property values.
