New year, no debt
I didn’t think I’d be wrapping 2025 by paying off my final CC, but I got an unexpected bonus from work and went straight to the bank. Grateful and proud to have committed and followed through on paying myself back. What a weight lifted!!!! Excited to start next year with a clean slate 🥲

Wait what’s wrong with pdfs?
I used google presentation to format my CV then saved it as a pdf. Surely that’s alright right? Seeing the word “Never” after I’ve applied to 500 job applications with my pdf CVs and no luck is terrifying (I graduated from uni last year and I’m still searching for a business related job- I’m working minimum wage at a bar atm and I hate my life).

The Gift that Keeps on Giving!
As usual, this time of year I’ve noticed so many wholesalers making comments about their business struggles. It’s no surprise that during the cold season that people are reminded how hard this business is.

I’ve been investing in real estate since 2016 and consistency is the way to produce checks like this with my proven strategies. Making 300+ calls per day is how I close my deals. I have worked hard to find good data and create a script and sales process that can be replicated over and over.

It’s not rocket science, I don’t have some secret sauce. Outbound cold calling is my method and I’ve made over 100,000 cold calls since I’ve started. I pull lists from Propstream, clean lists by going through one by one to remove low motivation sellers, I drop lists into Mojo and dial every single day. (Usually only Mon-Fri)

This Christmas I’ve decided to give back and choose 3 rookie wholesalers to take under my wing and mentor in 2026. And that starts right here. With open communication.

If you think you could benefit this comment and let me know what you’re currently doing to find deals and we can have an open discussion about what’s good or what needs to be changed.

I’m not sure if anyone even wants to cold calling anymore it seems like so many rookies just want to find an “Easy” way to close deals. It either takes time or money.

96k in debt- what’s the best plan?
Good evening everyone-

I’ve racked up a bit of debt and never missed a payment ever. I’m looking to see how I can beat this and get it back down as soon as possible.

I make a decent income with my take home around $2100 every 2 weeks. Pic attached for relevant debts.

Any advice helps! I do not pay rent, but I do have payments on vehicles/insurance/ WiFi/ phone which are listed in the pic.

For the credit cards- none have a stable monthly payment as they vary. Usually the plat is around 8-900, gold and Hilton around 300, Chase around 350, Citi around 350, and TD around 300.

Everything else has a monthly payment below it.

The student loans will start next month for repayment and I do not know what the minimums will be.

Do I report a recently claimed mutual fund on taxes?
When I was a baby back in 1999, my grandmother put $1000 in to a Mutual Fund for me in the state of Mississippi. Since then, I've become estranged from that side of the family and my grandmother has long since passed away and I've moved to North Carolina. I got curious whatever happened to it since I had no lead, and after researching through Mississippi's unclaimed money website, I found it over there. I discovered that it had grown to around $7500 or so. After waiting a while for the claim to process, I received the money.

My question is simple: do I need to claim this money on my taxes next year, or not? If so, how would I go about that?

I want to start with I will absolutely be calling Ohio taxation first thing Monday morning the last thing I want to play around with is taxes .Has anyone ever dealt with this ?I was sent a notice that I was overpaid and now owe . I’ve been getting my taxes filed since 16 and have never dealt with this I started going to a new tax preparer about 2 years ago and I believe that she may have altered some of the information she put in my tax return.I don’t understand why and I’m extremely anxious about this .Ive never expressed wanting a bigger refund or anything and have never gotten more than $1200-$1900 back in taxes so I’m unsure why she would do this .

It looks like what ever she did she did both years I filed with her .I just want to understand what’s going on a bit better before I reach out to Ohio tax services and the tax preparer.I don’t understand at all and am completely blindsided.
