“Do I really have to sign something just to look at a house?”

Yes, but it’s not as scary as it sounds. You get to pick how far in you want to go.

Since 2024, real estate agents in Minnesota have to get a signed agreement before showing you a home.

But there are two types, and which one you sign depends on where you’re at:

Just want to look, not ready to commit to an agent? Sign a Touring Agreement. One page, no strings attached. It just lets me legally walk you through the property, but I also do not represent you.

Ready to have someone working for you? That’s the Buyer Representation Agreement. This one is the real deal. I’m negotiating on your behalf, looking out for your interests, and in your corner from the first showing to closing day.

Here’s the thing: without that second agreement, I’m just showing you the house. A quick signature is what turns me from a tour guide into your advocate.

Here’s something a lot of first time buyers don’t know: the name and number on that yard sign belongs to the listing agent — the person representing the seller of that house.

You’re welcome to work with that agent if you want to, that’s completely your choice. But what a lot of buyers don’t realize is that you don’t have to. You have the right to bring your OWN representation to see that same house!

That’s what a buyer’s agent does. A buyer’s agent is someone whose only job is looking out for you. We can walk through any listing on the market, not just the ones with our name on the sign, and help you navigate offers, inspections, and everything in between.
