Handcrafted Tiny Guest House for Sale $35,000

Enjoy the pretty and functional details in this guest suite on wheels with a queen size loft and half bath. Sheltered entry porch with motion sensing recessed light opens on bright space with cathedral ceiling and four foot wide nooks at each end. Freshly painted, complete with wood laminate floor, smooth coat drywall, decorative trim, pendant lamps, and plenty of built in lighting and outlets, this cheery charm zone is perfect as guest quarters, retreat, studio, private office, teen cave, or bonus room alongside your home. It’s also upgrade ready, with capacity to add a mini kitchen or a shower - or both - if desired.

The large loft is 8’ long, with room for a queen mattress and extra space to transition onto the ladder. The other loft is 3’ 10” long, and could be used for storage or sleeping space for a small person if a guard rail were added. Each loft has an opening window, surface mount light sconce, sanded and sealed plywood floor, and full length ladder bar. The custom crafted vertical grain douglas fir ladder - included - hooks over the bar to secure it and allow safe access to both lofts.

The half bath has a combo light, fan, and heater ceiling fixture, premium sheet vinyl flooring, ceramic wall mounted corner sink with oil rubbed bronze single handle faucet, and a ceramic base RV foot pedal flush toilet which needs repair or replacement. Since toilets are a matter of such varied personal preference and you may want to revamp the bathroom to include a shower, we’ve opted to sell “as is” with an appropriate adjustment to our asking price.

The standing seam steel cool roof, eleven dual paned windows, all around insulation, and an efficient wall hung Envi heater keep the interior comfortable, and for the hot weeks it comes with a window AC. Also included: 30’ 120V 30 amp heavy duty RV hookup cord, detached porch steps, custom loft ladder, and four jack stands, all used and in good condition.

This is a fully insulated stick frame structure designed to last, built nine years ago with attention to every detail, featured twice in Tiny House Magazine. The vertical groove siding and exterior trim was thoroughly sealed before installation, well caulked, and coated twice with high quality exterior paint from Benjamin Moore. The standing seam steel panels provide the most durable and watertight roof out there. Exterior touches include RV water and power inlets, weather covered inlet for hardwired cable and ethernet (CAT5e), two weather covered exterior electrical outlets, and utility light over the hitch area.

The structure is permanently attached to a 10,000 pound capacity 2011 dual axle Carryon trailer with a newly replaced brake controller. It is road legal, plated and registered in California under what the Department of Motor Vehicles calls “permanent trailer registration”, renewable for a fee every 5 years. Our last renewal fee was $10, but we are not responsible for DMV information or any changes in fees or regulations.

Other than the RV inlets and trailer foundation, the construction methods and materials are familiar industry standards, so a capable contractor or handyman can make any desired changes. The window, switch, and outlet selection and placement inside allow for the addition of a kitchen counter at the back, and the electrical wiring is ready for easy conversion to 220V if needed. We have a basic layout for a workable micro kitchen we’re happy to share with you, gratis. Additional planning, designing, drafting, delivery, installation, or landscaping assistance may be available at our hourly rate, depending on your needs. COVID-19 CONSIDERATIONS
Someone is almost always home, so stop by. We wear and require face coverings, and we’re happy to make the house available to one visitor (or a few visitors from one household) at a time. We are committed to protecting public health by washing our hands frequently, staying home as much as possible, avoiding crowds, minimizing interactions with those outside our household, and maintaining six feet of physical distance and wearing face coverings when we meet you or others. The house has been unoccupied for two months, and thoroughly cleaned and completely painted in that time. As of now we have no known exposure to symptomatic or high risk individuals, and our son tested negative for Coronavirus about 6/15/2020 (there were no symptoms, but his worried grandma put her mind at ease).

After watching Art Cormier's video (link below) on remotely locating the Natures Head Composting toilet vent fan, I made this. The 1 1/4" PVC exits the side of the tiny house and makes a 90' turn down. Then into a 4" x 4" x 4" plastic electrical junction box. The fan is wrapped in foam to isolate fan vibration noise.

The 1/2" Liquid Tight conduit entering the side of the junction box is 12V coming from the battery bank to power the fan (with fuse see picture). I installed window screen before putting the junction box lid, then trimmed it to the outside with a razor knife. Roger says he can no longer hear the fan inside his Tiny House. This fan was added after the toilet was installed and duct run so I was unable to choose a better location. If I could have I would have preferred to mount it under the house.

I found this fan on a very easy to use site (link below). They allow you to search by size, air flow, decibel rating, brushed or brushless, and other factors, making it easy to find the perfect fan.

I like this early concept I just finished for a 415 square foot cottage on a foundation. Be sure to cover PEX pipe. PEX will not last long when exposed to direct sunlight.

After running utilities through the walls be sure to seal every hole. Great Stuff Fireblock is what I use. It's easy to find, inexpensive, and fast (but sticky). The flash point of this fire block is very high. Making it very difficult for a fire to spread through the inside of walls. It also helps reduce drafts coming from plugs, switches, and fixtures.

This is a 3,000+ AH flooded battery bank for off grid power. You can see they are all hooked together to make a loop. Each battery is 6V and together equal a 48V system.

We patched in to 2 batteries to power the 12V parts of the Tiny House, in this case the compost toilet and the RV water heater.

We installed a battery temperature sensor on the side of a battery and a battery terminal temperature sensor so the inverter and charge controller can monitor the battery system and help prevent battery overload.

Now it's a matter of cleaning up and protecting the wires.
