What people call an “ag exemption” is generally a special appraisal, not a property-tax exemption.

Qualifying land is valued based on its agricultural productivity instead of market value, which can significantly reduce the taxable value of the land. Improvements like the house are generally taxed separately at market value.

And if the land changes to a non-agricultural use? A rollback tax may be triggered.

Texas water law gets complicated fast.

If the creek is legally navigable, the streambed is generally held by the state for public use, even when the property on both sides is privately owned.

A creek can even qualify as navigable based on the width of its bed, not how much water happens to be flowing through it.

Stocking rate depends on things like:

• Soil
• Forage
• Rainfall
• Pasture condition
• Brush coverage
• Grazing management

100 acres of productive improved pasture and 100 acres of rocky, brush-covered country are two completely different ranches.

“Spring-fed” tells you where water is coming from.

It does not guarantee the spring’s flow rate, reliability during drought, or that it will produce enough water for your intended use.

When water matters to the purchase, investigate the water source instead of relying on the description.

Look at the habitat:

• Food
• Water
• Cover
• Bedding areas
• Wildlife movement
• Neighboring land use
• Hunting pressure

A few things you learn REAL quick:

☀️ A road to the property doesn’t always mean you have legal access.

☀️ That pretty new fence might not be the property line.

☀️ “Ag exempt” doesn’t mean tax exempt.

☀️ A pond holding water today doesn’t mean it’ll hold water year round.

☀️ Buying the land doesn’t automatically mean you’re buying the minerals.

☀️ And “there are deer everywhere” tells me almost nothing about whether it’s a good hunting property.

Small-town real estate will make an investigator out of you. 😂
