In the second quarter of 2025, 39% of Houston households could afford a median-priced home, up from 37% last year. Prices dipped slightly to $349,400, mortgage rates eased to 6.79%, and the average monthly payment dropped to $2,460.

Renters are seeing relief too. The average single-family lease price fell 4.1% to $2,100, making it affordable for 46% of households compared to 43% a year ago.

It might not feel like a huge change, but in real estate, small shifts can open big opportunities. If you have been thinking about making a move, this could be the window you were waiting for.
