Nobody talks about this but... price & marketing aren't the only reasons homes don't sell...

The reason is actually way more obvious...

📌 Access.

If buyers can’t get in to tour the home... because of tight showing windows, short notice, or scheduling issues — they’ll move on.

It sounds simple, but it happens all the time.

This is \*especially\* true for out-of-town buyers. They’re serious, but usually only in town for a day or two. If your home isn’t available when they are? That could be a missed opportunity.

Even with great marketing and pricing, limited access can stall a sale.

🏘️ We're going non-traditional – House hacking or buying homes with ADUs = lower monthly payments and extra income potential.

🎯 We're targeting motivated sellers – We keep an eye out for homes that've been lingering on the market to find sellers willing to make a deal.

🤝 We're negotiating hard - Getting closing costs reduced, rate buydowns & repair credits to keep more dollars in our clients' pockets.

Even with higher rates, we're finding creative ways to save.
