S-O-L-D !❤️ Congratulations to my seller 🎉🍾🥳 and to the new buyers who I hope with have many years of happy memory making in their new home 🏡!

It can seems like a just a snap of the fingers, and Escrow closes .. but you don't see the hard work that's done behind the scenes to get to this point and the TEAM we have to repeatedly execute property preparation & marketing for each of our seller clients 🤗

How'd I do it? :

Starting with the seller consultation, I found out what the ideal timeline would be and identified what, if anything, could be done at the property for a positive return on investment and then created a specialized plan just for this seller

In this case, we identified a few things first
#1 Because of other obligations the seller had, they did not want to be on the market till summer, but we could prepare the home for sale before.

#2 The seller was planning a major downsize but didn't quite know which step to take first

#3 The house was in need of a cosmetic refresh that would make it so they seller could sell for more

This seller opted for our seller concierge level of service & in the months prior to going live & once we went live on the MLS we worked to:
1. Have Estate Sales Hosted to Help Move Furniture & Items the Seller did NOT want to take with them
2. Donate and Haul Items Unwanted Items That Didn't Sell
3. Paint the Entire Interior & Touch Up The Exterior
4. Install New Carpet
5. Complete a list of various house repairs
6. Deep Clean the Property INSIDE & OUT
7. Fully Stage the Home
8. Prep & Execute a Detailed Comprehensive Strategic Marketing Plan using various approaches to touch buyers via print, online, and in person to market this home to the masses which resulted in Above Asking Offers after just a FEW DAYS OF IN PERSON SHOWINGS!

Everyone’s waiting for rates to fall. And according to National Association of Realtors, the magic number they're hoping for is 6%. But is that number on the horizon?

Most forecasts say rates will stay in the mid-to-low sixes through the end of next year. But right after the latest weaker than expected jobs report, rates hit their lowest point so far this year (6.55%). And this week ended with rates at 6.5% further evidence that that they’re on their way down.

Ultimately, what happens from here all depends on the next round of economic reports. As of right now, experts agree a big drop isn’t expected, but small changes are possible. Here’s what to watch.

When rates do fall to 6%, it could unlock 5.5 million more buyers according to NAR. So waiting would mean dealing with a lot more competition. And less negotiating power.

If you’re hoping to buy and you’re able to make the numbers work today, buying now might actually be to your advantage.
