Taktsang Big Sur, California - 1968
This Thrilling $25 Million Home Is Built Into a Cliff and Overlooks the Pacific Ocean ...
Architects Richard Clements & Mickey Muennig
The Partington Point House in Big Sur - California
Known as Taktsang Big Sur, "The Cliff Hanging",
this architectural wonder is built directly onto a bluff and offers unobstructed views of the ocean.
The 3,600-square-foot home built of glass, stone, and wood appears to be one with the landscape and is anchored to the terrain by four two-story concrete pillars.
The original structure was built in 1968 by San Francisco architect Richard Clements ...
At the time, Clements had set out to build a one-of-a-kind resort perched above the surf of the central coast.
His dream never came to fruition, and for decades the proposed resort's lobby was the only finished portion of the building.
Then in 1997, the property, which rests on 9.5 acres, was purchased for $1.3 million and reimagined into a single-family home.
The remodel was completed by Big Sur architect Mickey Muennig, who is recognized as a visionary in California's organic architecture movement.

A Rare Piece of Vernon History!
Step into a timeless chapter of Vernon’s past with this remarkable historic home and its adjoining property, originally built in 1910 by Dr. H. H. Rhoads—one of Wilbarger County’s most influential pioneers. Recognized by early residents as the first physician practicing in the county, Dr. Rhoads dedicated more than 40 years to serving as Vernon’s county health officer, traveling by horseback and buggy across a vast rural landscape to care for his patients.
Dr. Rhoads was also instrumental in Vernon’s commercial beginnings. In 1884, he co-owned and helped construct the county’s first true business building as part of the original Vernon Drugstore—now a Recorded Texas Historic Landmark and associated with the oldest drugstore in the county.
Built in his later years, this Main Street home stood witness to historic cattle drives passing by en route to Kansas, a daily reminder of Vernon’s role in Texas history. Descendants of the Rhoads family still live locally and fondly recall stories of lively family gatherings. Truly, if these walls could talk, they would tell stories spanning generations.
The home later became cherished by the Garnett family. The current seller, Ed Garnett—former Mayor of Vernon, was well known throughout the community for his deep love of family and the city he served. Ed and his (late) wife Flo, owned and operated Garnett Auction. Ed was also a respected real estate agent. Hospitality was a hallmark of the Garnett home, with doors open to family, friends, and neighbors in the community—especially during the holidays.
From Dr. Rhoads to the Garnett family, this home has been lovingly cared for by individuals deeply connected to Vernon and its history—a legacy that is evident in every detail.

Upstairs, the second floor (approximately 1,073 sq ft) provides three additional bedrooms and one bathroom, providing ample space for family, guests, or flexible living.

John Lautner's Modernist Masterpiece
The Schaffer House - 1949
Glendale, California
U.S. National Register of Historic Places
One of John Lautner's great homes from his early era, the Schaffer house blends into its surroundings as if it had always been there.
The J. W. Schaffer House is on the northeast edge of the Verdugo Mountains, in the Whiting Woods neighborhood of Glendale, California.
The house, constructed in 1949, is an example of the Wrightian-influenced Mid-Century Modern architecture of master architect John Lautner.
The house exhibits the modest scale and massing, horizontal emphasis, large expanses of glass, along with a connection to outdoors and focus on the specific site conditions of Organic architecture.
The design worked around the existing oak trees. It makes extensive use of glass for its exterior, and is said to "feel like a newly pitched tent or a wood cabin that provides shelter and privacy without boxing out nature.
