Here’s the latest snapshot of our local housing market:

🔻 % of Original Price Received: 97.9% (⬇️ 0.7%)
📈 Closed Sales: 3,648 (⬆️ 1.6%)
⏳ Days on Market: 35 (⬆️ 9.4%)
🏘️ Months of Inventory: 2.7 (⬆️ 8.0%)
💰 Average Sales Price: $397,785 (⬆️ 8.2%)
📉 Pending Sales: 3,259 (⬇️ 0.7%)
🏡 Total Inventory: 8,175 (⬆️ 10.6%)

July brought a slight increase in closed sales and another solid jump in home prices. Inventory continues to rise, giving buyers more choices, but homes are spending a bit longer on the market and sellers are receiving slightly less than their original asking price.
