When the mansion tax first took effect on April 1, 2023, it all but froze L.A.'s luxury real estate market, with many sellers pulling their homes off the market at the prospect of paying an extra few hundred thousand in taxes if they sold.

Measure ULA (United to House LA) mansion tax passed due to significant concerns around the housing affordability crisis within Los Angeles. The city intends to use the revenue to: Build more affordable housing options and address homelessness.

The mansion tax, imposes a heavy 4% tax on any property sale above $5 million, or 5.5% tax on any sale more than $10 million.

Wednesday marks the grand opening of a new homeless housing tower in downtown Los Angeles‘ Skid Row that is drawing praise for its ambition while taking flack for its price tag.

This $165-million project (pictured) will receive permanent financing from Proposition HHH, state housing funds and $56 million in state tax credits. The cost, at just under $600,000 per unit, puts it at the high end of Proposition HHH projects but well below the most expensive.

Mortgage rates fell for the third straight week following signs of cooling inflation and market expectations of a future fed rate cut. These lower mortgage rates coupled with the gradually improving housing supply bodes well for the housing market so it's really important to get in front of this as the lower the rates go, the more demand there's going to be for these buyers out there, which we know drives up prices. Currently the US weekly 30 year fixed mortgage interest rate is 6.78%."

Jim Carrey Is Another Victim Of California’s Housing Problems As His Brentwood Mansion He Listed For Sale Loses Another $7 Million In Value😟📉. Photos in Comments. The ‘Yes Man’ actor had initially listed his mansion for $28.9 million, but he had to cut the price three times. The price dropped all the way down to $21.9 million, which is a giant drop that is bad news for any real estate owner. California’s luxury real estate market has been on a downturn ever since the mansion tax kicked in, and owners have started to feel the burn of owning a luxury home. The mansion tax, named Measure ULA, imposes a heavy 4% tax on any property sale above $5 million, or 5.5% tax on any sale more than $10 million. Many argue that it has crippled the market, and Jim Carrey is the latest victim of it.

This, "Reality Check", doesn't address the reality that the majority of homeowners have rates lower than today's average.

Many homeowners have mortgage interest rates below 6%. The disparity has caused a phenomenon known as the "lock-in effect," in which many owners are choosing to stay put instead of selling to keep the advantageous rates.

Fond Facebook memory from 2018:
We started our day previewing homes in the rain for a friend of ours, who’s looking for a home closer to the beach. As we expanded our home search for another, kind of a long shot client, Daniel and I met a couple of realtors, Roxanne Kind and Cherilyn Morino-DeAguero at their open house in San Clemente. After introductions, we were introduced to, “Sassy”, the once feral cat. As a precaution, we were warned to steer clear and not touch the, “Queen of the house”.

The conversation turned to the difficulties realtors experience and the highs and lows of being in real estate. I now recall the first 10 minutes of real estate practice class before getting licensed. My instructor said real estate was a wonderful profession and also a “business of disappointments” and “if you can’t handle disappointments, leave now! Get out!” Needless to say, I didn’t take his advice.

Now back to the story...because of this certain furry, ex-feral cat, what Daniel and I thought was just another, behind the scenes, work day of previewing homes, it turned out to be the making of memorable moments. The timing of seeing this post pictured below, Inspiration for Realtors - “Sometimes you will never know the value of a moment until it becomes a memory”, was on point, as I was thinking this very thing, after we left.

Here’s a snapshot of our day with a photo of the cat, Abby, who Daniel, nick named, “Sassy”. We had to hug the wall as Realtor, Roxanne, acted as a human shield as we went up the stairs, one by one, for a tour and a rooftop 360* mountain and ocean view. Sassy, hissed and gave us the evil eye on the way up but it was well worth the price of admission.

With the fireplace warming us, we ended up staying and chatting for close to an hour. We stayed long enough for Sassy to get used to us. She even sauntered by, rubbing up against a leg or two.

Kuddos to Roxanne and Cherilyn. All in a day’s work to sell a house.
