I copied this great information from another Flat Branch Mortgage Banker.

Annual PSA from your friendly local mortgage lender. Sometime in the next few days/weeks you will get a real estate property tax bill in the mail. If you think this is included in your mortgage you are likely correct and your mortgage lender is getting a copy of the same bill to pay out of your escrow accounts. The bill you receive is for your records. After your lender pays the bill you will get a PAID receipt in the mail, also for your records. If you ever get a delinquency notice after the first of the year then you would want to contact your lender right away. Have a blessed day!

Why is the Fed Rate different than your Mortgage Rate? 🏡

When the Federal Reserve lowers its rate (like it did yesterday), it can influence mortgage rates—but only indirectly.

Mortgage rates closely follow the US 10-year Treasury yield because most mortgages also last about 5 – 10 years. The Federal Funds Rate, however, is a short-term rate (a one-day loan). And after the Fed announced a rate cut, Treasury yields actually went up. 📈

So even though the Fed cut rates to help the economy, mortgage rates might not instantly reflect that rate cut.

In many cases, a Fed rate cut is announced well in advance, and mortgage rates already reflect that expectation.

Bottom line: Fed rate cuts can help lower mortgage rates over time, but mortgage rates will also move to their own rhythm.
