Something new may be coming to North Valley Drive. 👀

A new 37-lot residential subdivision called Crown Dancer is proposed on nearly 10 acres directly across from Mayfield High School in Las Cruces.

The project has already started moving through the City approval process, and one detail in particular caught our attention: the current plans call for a homeowners association.

🍔 I’m just going to say it: Voodoo Burger makes one of the best burgers I’ve ever had.

Celi and I have known owner Jake since high school, and we’ve been eating his food since the Jake’s Cafe days in Doña Ana. So yes, I know the owner—but that doesn’t change what’s on the plate.

Hand-pressed beef with crispy edges, homemade buns, Hatch green chile and that spicy Voodoo sauce make for an outstanding burger. And if you order the Voodoo Tots, be prepared. The portion is HUGE.

We stopped by recently, and I wrote up the whole experience—including the absolutely ridiculous Zombie Maker Challenge that I have zero intention of attempting. 😂

Mortgage rates have pushed back above 7%, and that’s certainly not the direction buyers were hoping to see.

Could Chipotle and 7 Brew be coming to the northwest corner of Northrise Drive and Rinconada Parkway in Las Cruces?

Maybe — and there is enough evidence to make it worth watching.

The property is moving through the City’s planning process and is being divided into seven commercial lots. Commercial development material has also shown Chipotle and 7 Brew as possible users at the site. But there is an important distinction: neither business should be considered confirmed yet.

No individual building permits confirming either restaurant have appeared in the records we reviewed, and there is no dirt moving on the seven lots yet.

What is clear is that this corner is preparing for significant commercial development, and Northrise continues to emerge as one of Las Cruces’ major growth corridors.

The Las Cruces real estate market is starting to shift into its fall pattern — and the numbers are getting interesting.

Inventory increased 8.6% from the previous reporting period, while closed residential sales fell 22.1%. But pending sales remained steady, and the median single-family sale price was essentially unchanged at $319,900.

What does that mean?

Buyers have more homes to choose from and may be gaining some negotiating room. Sellers, meanwhile, are facing more competition and less room for mistakes in pricing, presentation, and marketing.
