That 4.99% builder rate sounds amazing, but it isn’t free.

The builder is paying to buy that rate down, and that incentive is already part of the overall deal. That doesn’t automatically make it a bad offer, but you need to compare more than the advertised payment.

Look at the home price, closing costs, loan terms, and total cash needed, not just the rate printed on the sign.

Before you sign with the builder’s lender, let me compare the full numbers for you. A lower rate doesn’t always mean you’re getting the better deal.
