Local homeowners, what’s one thing you wish you would’ve known before buying your home in this area?

Could be about utilities, school drop-off traffic, internet options, well/septic, neighborhood roads, storm shelters, chickens/livestock rules, commute times, favorite local spots, or anything else that you didn’t really think about until after moving in.

I feel like these are the little things buyers don’t always think to ask, but they can make a big difference once you actually live there.

I always love hearing these answers because they help me better serve sellers who are about to list their homes and buyers moving into our area too.

What a nice week! One of my sellers went under contract (full ask price). One of my buyers went under contract for their PCS move to the area. And hopefully putting in another offer soon for some more buyers. I've also got 4 more sets of buyers looking for the perfect place to call home.

The psychology of overpricing is fascinating.

Sellers think they're being strategic, leaving "negotiation room."
But here's what actually happens:
Day 1-30: Buyers assume you're delusional. They don't even look.
Day 31-60: The few who visit think something's wrong. Why else would it still be available?
Day 61-90: You're now "that house". The one every agent uses as a comparison. "It's priced way better than that place on Oak Street that's been sitting forever."
Day 91+: You're radioactive. Even when you drop the price, buyers wonder what disaster you're hiding.

The longer you sit, the weaker your position becomes.
