It's that time of year again. 🏡🍂🍁
TAMARA'S FALL HOME MAINTENANCE CHECKLIST
1. Weatherproof your windows and doors.
2. Call a chimney sweep to clean chimney and inspect for damage.
3. Check and change the batteries in alarms and carbon monoxide detectors.
4. Clean out your dryer vent.
5. Replace your furnace filters. (monthly)
6. Have a window air conditioner unit?
Remove and store or cover the condenser with plastic to protect it.
7. Check for dampness in your basement.
8. Check and test your sump pump.
9. Use grape or cherry Koolaid or food coloring in a toilet tank to check your seals.
10. Make sure caulking around bathroom fixtures is sufficient to prevent water damage.
11. Drain your hot water heater and remove sediment.
12. Check your outdoor painted surfaces for chipped paint and mildew.
13. Cut and stack wood for your fireplaces. Be certain to keep most of your wood stacked well away from your house to prevent fire damage and wood destroying insects.
14. Clean and store your outdoor furniture.
15. Check the drainage around your home for standing water.
16. Lubricate your garage door’s chains and roller mechanisms.
17. Trim trees and remove limbs that could damage your home during high winds, ice and snow storms.
18. Inspect your outdoor lights and remove any bird nests or insect debris from inside fixtures.
19. Inspect exterior walkways and repair safety problems.
20. Clean the gutters and downspouts. Clogged gutters can create serious problems.
21. Unhook the hoses from your outdoor water spigots.

Now you can relax and enjoy your home!

When preparing your home 🏡 for sale, be certain to pay special attention to your front door and surrounding exterior area. Your prospective Buyer's first impression will likely happen before they even enter your home while waiting for their REALTOR to open the front door. Make the area fresh, neat, tidy and welcoming. If you have any deferred maintenance issues, they should be addressed and corrected.

Some good advice from my cousin.

Temperatures are about to drop way below freezing, so here are a few ways to keep your pipes from freezing!

To avoid frozen pipes...
1) Take outside hoses off faucets.
2) Leave faucet with a light drop to help prevent frozen pipes inside.
3) Keep cabinet doors open under your sinks.
4) Ensure crawl space doors are closed to prevent cold air getting to the pipes.

Follow these instructions and you will be in less need for repairs!

SIGNS YOUR PIPES MIGHT BE FROZEN
If the weather is harsh, there's a good chance you have frozen pipes. Don't waste time trying to handle repairs on your own when a skilled plumber can provide thorough and effective frozen pipe repair services the greater Evansville, Newburgh & surrounding IN areas.

If you notice things like.....restricted water flow, a complete loss of water, frost-covered pipes, distorted or damaged pipes, obvious leaks or cracks. You'll more than likely have frozen pipes in your home. If you do, you should turn off your water immediately and drain any remaining water from the pipes to prevent leaks and call Bayer's Plumbing, Inc. at 812-853-9582.

Pretty interesting stuff.

Do you know what's down below? The Beaumont neighborhood in Lexington, Kentucky is built above and around Fayette County's second-longest cave. In designing the neighborhood, they created a buffer around the footprint of the cave (yellow circle in pic) and then left that as greenspace for the community. Some of the housing lots are within a few feet of the cave's edge.

Much of central is karst terrain characterized by sinkholes, sinking streams, , and springs.
