Yesterday marks the 238th birthday of Los Angeles as a Pueblo. September 4th is the traditional anniversary of the 1781 founding of El Pueblo de la Reina de Los Angeles (The Town of the Queen of the Angels). Los Angeles officially reached City Status May 23, 1835 and later became incorporated April 4th, 1850. Information provided via: Ivan Estrada.

As a the great author wrote it: “Don’t wait to buy real estate, buy real estate and wait.” Many people wait to buy in lieu of a dip in real estate prices. Consider this, our economy in California is ranked 5th on a global level passing the UK. Now think about this if you compared the price per sq. ft. in many other countries, once you find out the price you’d be being up all the Real Estate near you too!!

Let’s all take advantage of opportunities given!! January 1st 1980 the minimum wage was $3.10/hr. Imagine a 12% loan and killing yourself for $496.00 a month. I used the 80’s as a reference point as that’s when most of my aunts and uncles purchased. If my pops can do it you can too!! Make sure to grab a bite at my fathers joint 🤙🏽

Here is a quick list of what NOT to do before purchasing your 🏡. ALL of these items can surely delay your closing as it will have to be explained to your lender. Some may be so critical it will result in your loan being denied!🙅‍♂️

Many people have asked me lately how to get into the home flipping. Or buying ,fixing,renting. My response would be to look into the 203k Loan. It allows you to purchase a home that needs renovations making making you the “project manager” of your own home. Many times you get financed on the repair costs and holding costs if managed correctly.

Whether your are buying a fixer upper to live in or your first investment home these are definitely the top 5 priciest and tedious repairs to keep an eye on. Consider these as negotiation tools as well. ie: Roof is shot - price reduction, HVAC wasn’t operable during home inspection have seller put a new one.
