**๐๐๐๐ ๐๐๐๐๐ ๐ผ๐๐๐๐** ๐จ๐จ Iโm behind on posting a couple of closings recently.. but this one REALLY hits home!
Sellers of๐ค๐จ๐ซ๐ฆ ๐ฎ๐ถ๐๐น๐ ๐ฟ๐ถ๐๐ called me when their previous realtor wasnโt marketing the home the way they thought it should be- AND boy oh boy, after I walked through the home, I knew it DESERVED all of the marketing in the world.
I went out and met the sellers in January, literally before I was about to pop with my 2nd daughter coming( she came at the end of February). I knew I wanted to see the home and be ready once they were ready to go back to market. A month after my daughter was born, I listed the property. I went on camera (you know how that feels, being on camera a month after having a baby haha ๐ฑ ...but it HAD to be done), did a walk through video with myself showing all of the amazing of the property and the lake- it deserved that! Then we went to market. So many interested in seeing the cool and unique home on the private Sandy lake, but no one pulling the trigger! I did professional media-2x to showcase how the home looked in the changing seasons(thinks Carson Wrobel Media for ALL of your hard work!) , Zillow Showcase, staged some of the rooms, paid for local newspaper companies to run social ads to their followers, had a kick a$$ ๐ฌ๐ฒ๐ท๐ฌ๐ธ ๐ญ๐ฎ ๐ถ๐ช๐๐ธ brokerโs open with tequila tasting, giveaways, catered lunch. THEN another kick a$$ event- ๐๐๐๐๐๐ ๐๐ ๐๐๐ ๐๐๐๐ โ๏ธ open house for the public- with giveaways AND a live fiddler! ๐ถ Let's just say I was thinking of ANYTHING I could
This home had so much to offer- we received an offer, but needed to sell the buyerโs home too- which didnโt happen- I kept saying- timing just wasnโt right.

Finally in September- everything lined up, buyer sold their home and the deal went great! I should have knocked on wood- we had an issue with TITLE. I called 7 attorneys before the AMAZING Mary Anne Ravis in Ravenna heard me out and had a few thoughts on what she could do to figure out the "special" issues. We delayed closing a month and ๐ต๐ช๐ช๐, here we are. She helped us avoid PROBATE.. which could have added MONTHSSSS..
I had the most amazing and understanding buyers and sellers- they trusted me and the process and knew it would all get done. Their faith in me NEVER wavered- I am so grateful to them all for trusting me.

....feels so good saying that. Now I won't have anymore random up at night thoughts of how and when this would get closed, there was so much uncertainty as to when it would close and going into winter was a ticking time bomb. I know everyone feels great- congrats to the buyers, I hope this is their peaceful haven they dreamed of- and for the sellers, congrats on your next step and enjoy creating your next chapter.
