Day 1. Boots on the ground.

I stood in my driveway this morning before I left.

The same driveway I pulled into for the first time in 2021 — alone, starting over, not knowing what was ahead of me.

I bought this house by myself. As a hairstylist. No down payment programs. No one walking me through it. My agent didn't even tell me what was available to me.

I just figured it out and kept going.

Now I'm a licensed real estate agent with Joseph Holmes Realty LLC — and I made a decision that the people I serve will never feel that alone, that uninformed, or that unsure.

God didn't bring me through the unmasking, the surrender, the demolition, and the rebuilding just for me.

He brought me here so I could show up for YOU.

Buying your first home is exciting — but most people focus on the house and ignore the numbers. That’s where problems start.

Here are 5 things every first-time home buyer should know before shopping:

1. Your monthly payment is more than the mortgage.
You also have property taxes, insurance, HOA fees, maintenance, and utilities.
2. Credit score matters more than people think.
A higher score can save you thousands over the life of your loan through a lower interest rate.
3. You do NOT always need 20% down.
There are loan programs with lower down payment options depending on your situation.
4. Don’t max out your approval amount.
Just because the bank approves you for a number doesn’t mean you should spend it. Stay within a payment you can comfortably live with.
5. Your agent matters.
A good real estate agent helps you avoid bad deals, negotiate properly, and understand the process — not just unlock doors.
