Thinking about selling in Lake County or across Chicagoland? 🏡🍂 This fall market requires more strategy than simply putting a sign in the yard.

Buyers are still buying, but they’re more selective. 👀 They’re comparing homes, watching payments, asking questions and paying close attention to value. 💰

We’re still seeing strength in Lake County. Home values are holding, with the median sold price up from this time last year. 📈 But homes are also taking longer to move than they were earlier this season.

For sellers, that can mean fewer showings, tougher feedback, price adjustments or buyers asking for credits and better terms. 🤝🏽

There is still opportunity. ✨ But the strategy has to match the market.

And Lake County is not one market. Your micro market matters. 📍 What’s happening in your town, neighborhood, price point and among your direct competition can look very different from somewhere just a few miles away.

Rates are higher, but there are still opportunities. Some homes are sitting longer, seeing price reductions, or offering room to negotiate credits, closing costs, rate buydowns, and better terms. 👀

🔑 Don’t shop the rate alone or focus only on your pre-approval. Shop the payment and the whole deal.
