Friends, clients + family… this one’s for anyone trying to time the real estate market. 👀🏡

If you’re waiting for the “perfect” time to buy, here’s what I want you to understand about the Chicagoland market, especially here in Lake County. 👀🏡

Inventory is still historically low. Here in Lake County, we’re operating at less than half the inventory levels we saw in 2019. 📉 That’s a huge reason good homes in desirable locations remain competitive.

But right now, we’re also seeing:

• Buyers pausing because of interest rates ⏸️
• Homes sitting a little longer 🏠
• More price reductions 💰
• Less competition in certain price points 👀
• Better opportunities for FHA and low-down-payment buyers 🔑

Here’s the part people forget:

When rates come down, more buyers will likely jump back in. 📈

If inventory stays tight, especially here in Lake County, that means more buyers competing for the same limited number of homes.

Basic supply + demand.

So the best opportunity may not be when everyone feels comfortable buying.

It may be before everyone else jumps back in. 👏🏾

Does that mean everyone should buy right now? No.

It means look at YOUR numbers, YOUR goals and YOUR situation instead of trying to perfectly time the market. 💡

What could that housing budget potentially buy instead? 🏡✨

This 2 bed / 1.5 bath / 2 car, 1,264 sq ft rental in Round Lake Beach, IL is $2,300 a month. 🏠💰

So naturally, a popular real estate question is… what could a housing budget around that amount potentially look like if you were buying instead? 👀🏡🔑

It’s not a direct apples-to-apples comparison. 🍎🏡 Your mortgage payment depends on the purchase price, interest rate, down payment, property taxes, homeowners insurance and HOA, if applicable. 💵📊

And no, $2,300 in rent does not automatically equal a $2,300 mortgage payment. 🚫💸

The point is this: if you’re already comfortable with a $2,300 monthly housing expense, it may be worth running the numbers before assuming homeownership is out of reach. 🧮🏡✨

Especially here in Lake County, where property taxes can vary quite a bit from one community to the next. 📍🏘️

Renting may absolutely make sense for your current season of life. 🔑 But buying may be more attainable than you think. 👀🔑🏡

Real estate question for you 👀🏡

When we bought our home, the previous owner had essentially turned two bedrooms into one, taking the house from 5 bedrooms to 4 and creating an expansive primary suite. ✨

The bonus? That extra space is now our home office 💻, and we use it every single day.

From a real estate perspective, bedroom count matters, especially when it comes to marketability and the potential buyer pool. But functionality matters too. 🏡 A thoughtful layout that fits how people actually live can be just as important to buyers.

So I’m curious… 👀

OR

All clear. No signs of a storm. Summer, you may proceed. ☀️

Owning a pool in the Midwest is basically a seasonal relationship. You wait ALL winter for it, spend half the summer battling storms, leaves, chemicals and whatever else Mother Nature throws at you, then get a night like this and remember exactly why you wanted one. 💦

And from the real estate side? A pool definitely isn’t for every buyer, but for the right one, it can turn a backyard into one of their favorite parts of home. 🏡✨

…and yes, we can see the lines…pool resurfacing comes next year.
