Bowling Green didn't slow down this summer. It just got more selective.

400 homes sold across Warren County from June through August, just under last year's 418. The real story is in the zip codes.

42122 saw its median price climb from $440K to nearly $515K. 42103 jumped from $380K to $426K. 42104 eased slightly, from $340K to $335K, with more homes moving at a similar price point. 42101 stayed almost flat year over year.

Different zip codes, different stories, same summer. That's why "the market" is never just one number.

400 homes sold, median price ticked up to $324,900, and the typical home actually sold faster than last year — 54.5 days, down from 60.

But that "days on market" number can be misleading. When a listing gets pulled and relisted, the clock resets to zero, so a home that looks like a three-week sale may have been on the market for months.

When a home doesn't sell the first time, a seller needs guidance that's constructive, not a rundown of everything that went wrong. This is the kind of thing I share before I ever see the home in person. Why questions instead of finger-pointing? To help the homeowner see what buyers saw, not to decide who got what wrong.

"I don't know everything that happened behind the scenes with your listing, and it's not my place to second-guess someone else's process. But here's what I keep coming back to: buyers usually decide how they feel about a home within the first few photos, sometimes before they ever reach the front door. So here are the questions I’m asking: Did buyers see a video that shows the layout and the land, not just the rooms? Did every space feel bright and move-in ready online? Was this home marketed to buyers actively searching in this price range? None of that is unfixable. Your home is still exactly the home a buyer is looking for. It just may take a new approach to get it in front of them in a positive but realistic light.

One thing I noticed is that your lot sits on a slope, and the driveway climbs to reach the home. For some buyers, that first impression from the street can be a hesitation point. I’ve seen it myself when buyers reacted to a steep driveway as we approached a home. That's not something to hide from. Sloping lots often mean beautiful views, and those views should be maximized online without hiding the reality of the property."
