When we made the point that in 2021, Ed Day was the bloc candidate based upon election results, his longtime supporters remained in denial. Now that's two elections in a row where Ed Day has been the endorsed bloc candidate. Maybe his supporters can finally come to terms with the fact that he is not the same person they elected in 2013.

People seemed upset when we brought this issue up, but the electorate is realizing that Ed Day is an empty hull being driven by his wife, former failed judicial candidate and restraining order recipient in Westchester Donna Pascucci Day.

Lately, the word โ€œantisemiticโ€ has been used far too freely โ€” not to confront real hate, but to silence and shame anyone who questions politics, policy, or power.

Thatโ€™s exactly what happened to me.

In June 2024, I started this page after learning that NYS Assembly District 97 had been re-districted to include both Orangetown and Ramapo.

At the time, I also learned that our current Assemblyman John McGowan would be running for re-election against:

โœ… Thomas F. Sullivan (Conservative Line)

โœ… Aron Wieder (Democratic Line)

I vowed never again to be uninformed about issues affecting Orangetown, Rockland County, or District 97 โ€” and to help others stay informed too.

๐Ÿชง ๐™๐™ƒ๐™€ ๐™‡๐˜ผ๐™’๐™‰ ๐™Ž๐™„๐™‚๐™‰

To help voters, I created lawn signs showing all three candidates:

โ€ข John McGowan โ€“ in a business suit

โ€ข Thomas F. Sullivan โ€“ faceless (no photo available)

โ€ข Aron Wieder โ€“ photo obtained online

Shortly after, The Monsey Scoop accused me of being antisemitic for including a picture of Mr. Wieder in his Hasidic attire.

I immediately asked them to provide another photo of him not in religious clothing โ€” but received no response.

Thatโ€™s when I realized how carelessly this word is being used today โ€” not to promote understanding, but to shut down discussion.

Throwing around the word antisemitic so freely does nothing to stop true hate โ€” it only erodes freedom of speech and discourages open conversation.

Request for Proposals Issued For Sain Building Redevelopment in New City.

Mixed-use and Mixed-income Workforce Housing Sought.

County Executive Ed Day, Legislative Chair Jay Hood, Legislative Minority Leader Lon Hofstein, Chair of Budget and Finance Committee Legislator Itamar Yeger, Chair of Economic Development and Housing Committee Legislator Jesse Malowitz and Director of Community Development Alexandra Obremski announce the publication of a Request for Proposals (RFP) for the redevelopment of the roughly 3.69-acre Sain Building site at 18 New Hempstead Road, New City.

County Executive Ed Day said, โ€œRocklandโ€™s housing challenges are well documented; rents have skyrocketed, older residents are being priced out, and our young people canโ€™t afford to stay. But we are taking action; I am thrilled to be working with the County Legislature on the redevelopment of this derelict site into a mixed-use space that provides workforce housing for our cost-burdened residents and puts this property back on the tax rolls to the benefit of all our taxpayers.โ€

Rockland County Legislative Chair Jay Hood Jr. said, โ€œIt is crucial to address the shortage of workforce housing in Rockland for the well-being of our residents, our economy, and our overall quality of life. We want to improve workforce housing opportunities not only because it helps us to maintain a skilled workforce and retain younger generations, but also because it is the right thing to do. I look forward to collaborating with my legislative colleagues and the County Executive as we evaluate the proposals and identify those that can offer appropriate new workforce housing opportunities.โ€

After an announcement in October 2024, the County Legislature voted unanimously to declare the Sain property surplus on November 6, 2024. The County then held two Open House sessions in January to seek feedback from neighbors of the property. All of the feedback from neighbors is included as an attachment to the RFP.

Key requirements of the RFP:
* At least 75% of units will be affordable for workforce and middle-income earners
* Units can be either rental or homeownership or a mix
* At least 10% of the site must be used for public open space
* Prioritize outdoor community areas such as picnic tables, benches, sustainable landscaping incorporating native plantings, and stormwater management
* 40-foot buffer of landscaped vegetation between any new building on the site and the residential properties on Eberling Drive & Clark Place
* No entrance/exit to Eberling Drive
* Compliance with Rockland County Green Building Standards and Uniform Federal Accessibility Standards
* Demolition of existing on-site buildings

Compliance with the Town of Clarkstown zoning regulations if the site is purchased or leased:
* Current zoning allows for 10 units per acre for any age residential, and 21 units per acre for senior housing
* Each unit must be between 500 and 1,250 square feet and no more than two bedrooms
* Buildings may not exceed 35 feet in height

Developers are encouraged to engage with the Town of Clarkstown regarding existing/potential zoning.

Rockland County Legislative Minority Leader Lon Hofstein said, โ€œReturning this property to the tax rolls is a huge positive for the community and as the legislator whose district includes this parcel, I am eagerly awaiting proposals that will return this property to productive use while providing much needed housing. I appreciate the efforts of the County Executive and his administration and look forward to collaborating with them to see this project come to fruition.โ€

Rockland County Legislature Budget & Finance Committee Chair Itamar Yeger said, โ€œWe have a significant shortage of housing in Rockland County, and this project has the potential to positively impact the lives of some of our residents. I am optimistic that we can offer as much additional housing as possible, but this can only be achieved if we effectively maximize the use of the property. I want to extend my gratitude to everyone involved in this endeavor because tackling a housing project is no small challenge, even one aimed at benefiting our workforce.โ€

Rockland County Legislator & Chair of Legislatureโ€™s Committee on Economic Development and Housing, Jesse Malowitz said, โ€œI committed to addressing this crisis while running for office in 2023 because one of the greatest struggles families face is being able to afford a home. I personally experienced how difficult this is and fully support this new effort which will create vital workforce housing. I thank the County Executive, my colleagues on the County Legislature and all of the stakeholders playing a role in this important project.โ€

Developers responding to the RFP should be prepared to conduct at least two public engagement sessions, in person or hybrid, where public feedback can be given on the plans for redevelopment, one session targeting the immediate residential/business neighbors, and the other geared to the community at large.

โ€œAs a former civic association president, I understand the importance of local input and am committed to engaging directly with the public and our neighbors throughout this process. We will continue to pursue smart strategies to combat our housing shortage while balancing development pressure by preserving hundreds of acres of open space,โ€ said County Executive Day.

Proposals must be submitted by Wednesday, September 17, 2025. Public engagement sessions will be held in the late fall or winter of this year.

Many residents have reported that our County Executive is checked out on the job, with the county's first lady serving the role of Jill Biden to his Joe. If you've had interactions with the county executive which give better color on this potential issue, please comment here. Rockland deserves engaged, honest leadership.

Perhaps anyone who still wants to "Preserve Rockland" should consider an independent voice in Parietti for Rockland rather than an inept traitor to that cause.

In 2013 Ed Day promised to only serve two terms, yet in 2021 he ran for a third. Maybe, he wasn't lying though. Maybe, he meant that he would only serve two terms for the people electing him in 2013, for the causes of stopping development and "preserving Rockland"?

Because his candidacy certainly had a very different reaction in the Hasidic portions of Rockland County on his third go-round.

The storm certainly was coming, wasn't it? And it looks Rockland's savior knew better than to keep trying to sail on the same boat he was on in 2013 and 2017.

What turned Wayne Ballard from one of the most respected highway superintendents in Rockland, elected for his technical expertise and qualifications, into someone who falsified inspections for the Village of Spring Valley? Was it just a $170,000 a year salary in the retirement system? What other respected elected officials have a price that low on their souls?

More importantly, who is pulling the strings and telling Wayne and people like him to let these inspections slide, and why aren't they being charged?

If there are no deals cut with those currently charged to get to that next level of prosecution and really break this corrupt system, and instead our DA and other elected officials just take a victory lap, the only explanation is that they know they are required by that system to stop with arrests of the "dealers" and not the "kingpins."

A father and son are among six people facing charges in connection with the fatal March fire at a Spring Valley assisted living center.

Yesterday's results in the Stony Point Republican Primary seem to indicate a pattern in the Hudson Valley, with a similar story told a couple of years ago across the river in another small, heavily Republican town: intense opposition from party leaders can lead to big losses in primaries (sometimes more than others).

In a rolling conflict between Ed Day and various leading "preserve" figures, Ed spilled the beans as to what he really thinks about tackling the issues spilling over from Ramapo, and it turns out what he really thinks when he speaks unfiltered and what he campaigned on don't quite match up.

It seems we shouldn't have ignored the signs that he would sell out for votes from way back in 2014, but we believed in him and trusted his promises. Now, however, the cat is out of the bag.

The sale of Nyack College's 107 acres in Orangetown and Clarkstown to the yeshiva Viznitz D'Khal Torath Chaim will go down as perhaps the most consequential land purchase of the last 30 years in Rockland.

Just the planned 250 college-aged yeshiva students alone registering as voters would have been enough to change the results of the recent South Nyack election to dissolve their village and that excludes any other voters who would register there.

In Orangetown, just those 250 voters would have been enough to change the election results in the 2019 District 17 County Legislature race, the 2017 Supervisor race and the 2013 Supervisor race. If just a few more are registered than that 250 (which is almost guaranteed to happen), suddenly dozens more races could have been flipped. This means future races will be able to be flipped too when these voters register. This will cause zoning changes and even more voters flooding in to impact elections in Orangetown overwhelmingly. This impact will also be felt in Clarkstown and Nyack because portions of the property are in those areas. Thanks to this sale it's not a matter of if, but when, this all happens.

How did it happen? What was done by our elected officials to get a better taxpaying use for the property or to secure it for future economic development or preservation? Rockland Strong will be looking at the facts and calling out the failures that allowed this disaster for the residents of the Nyacks, Orangetown, Clarkstown, and Rockland.

Rockland could & should be stronger - but year after year, it keeps getting weaker and weaker despite politicians promising otherwise.

As a suburb in one of the world's largest media markets, with less locally-focused media than ever, Rockland County has counted on independent blogs, social media outlets and websites to get its information and connect with its political leadership for years. We are making Rockland Strong by adding to that ecosystem: reporting the facts, analyzing the news and holding those leaders accountable.

If promises were made, you deserve to know if promises were kept. And if issues are being ignored, you deserve an outlet that will get them the attention they need.

At Rockland Strong, you will find the hard-nosed investigative reporting and independent opinions and analysis that our community counts on. Hopefully that will help make Rockland as strong as it could and should be.
